Portfolio Manager at Specialfastigheter

Are you looking for a broad and developmental role where your financial and analytical skills are put to the test in exciting challenges? Specialfastigheter owns, develops, and manages security properties across the country – from correctional facilities and youth homes to court buildings and police facilities. Several of our clients operate businesses that are significant to the country's security, which places specific demands on us. With a project portfolio worth over 30 billion SEK, we have more exciting projects than ever before. We are now looking for a Portfolio Manager who wants to be part of our growth journey.

Responsibilities

As a Portfolio Manager, you play a key role in ensuring efficient and robust financing for Specialfastigheter's operations. This is primarily a market-facing Front Office role where you focus on daily work related to financing, risk management, and external contacts. You will work in close and flat-hierarchy collaboration with our CFO and Financial Analyst.

Your main areas of responsibility:

  • Financing and Borrowing: You actively work with our borrowing on the capital market, for example, through corporate certificates and bonds issued under our new EMTN program.
  • Risk Management: You proactively identify, analyze, and manage financial risks together with the CFO and Financial Analyst. Additionally, you execute financial transactions related to risk management, such as interest rate and currency derivatives.
  • Investor and Bank Relations: Together with the CFO, you develop and manage relationships with banks, lenders, and investors. You also handle parts of the daily contact with external counterparties.
  • Analysis and Reporting: You assist in the analysis and follow-up of net finance costs, net debt, interest rate coverage, and capital structure. You provide decision support to the CFO, management, and board, and support and collaborate with others within the department.

To succeed in this role, you are business-minded and relationship-oriented, thriving in a market-facing environment. You have strong analytical skills and are accustomed to the speed of the financial markets, but are also driven to work long-term with high regulatory compliance. Since the role involves external contact, you must be a good communicator.

Qualifications

We are looking for you who have:

  • An academic degree in economics (with a financial focus), industrial engineering, or equivalent.
  • A minimum of five years of experience from similar roles within the interest and capital markets.
  • Experience with organizations that work with borrowing on the capital market (e.g., bonds/certificates).
  • Good understanding of the entire flow within a finance function.
  • Ability to express yourself professionally in both Swedish and English, both verbally and in writing.
  • Experience from real estate companies or large debt managers is an advantage.

The properties are located in nearly 60 municipalities, from Trelleborg in the south to Haparanda in the north, where our approximately 320 employees are also based.

Recruitment Process

We begin the selection process starting in week 33. Thereafter, we contact relevant candidates to schedule interviews. Prior to a potential employment, we conduct a specific security assessment where we perform a security interview and review final judgments from Swedish courts. Before employment, we also conduct alcohol and drug tests through our occupational health service. In addition, some of our clients sometimes require placement in a security classification and subsequent register checks in accordance with the Security Protection Act (2018:585 Chapter 3).
