About the Role:

As a Property Manager with us, you will be responsible for actively working on both the revenue and cost sides to create value for the company and ensure optimal operating profit. You are a key person in achieving the company's financial goals and have overall responsibility for the property portfolio assigned to you. The Property Manager has personnel responsibility for their team of leasing agents and property caretakers and reports to the Property Manager.

Main Responsibilities:

• Responsible for the property portfolio's finances, budgeting, monitoring, and results
• Lead and supervise staff within the management area and ensure a good working environment
• Development and optimization of the own property portfolio
• Ongoing customer care and relationships with tenants and actively work for a continued high NKI
• Responsible for projects and project cost monitoring
• Responsible for leasing and renegotiating commercial lease agreements
• Together with the Property Manager and Project Manager, lead and procure smaller management projects
• Monitor and optimize energy consumption in collaboration with the Property Engineer
• Ensure that the properties comply with relevant regulatory requirements such as OVK, refrigerants, SBA, and insurance requirements
• Ensure that the maintenance of the properties, both externally and internally, meets high quality in accordance with the company's ambitions
• Handle insurance matters and damages in the portfolio
• Responsible for ensuring that property-specific business plans are established and followed

Who Are You?

We are looking for someone with a strong drive to improve and develop the business and operations. Your good leadership skills are essential for the management area to work service-oriented and create good relationships with tenants, colleagues, suppliers, and other external parties. You have a high economic understanding and the ability to make business assessments. Your analytical skills allow you to not only identify problems but also suggest solutions to improve operations.

Knowledge and Skills:

• Documented long experience in the real estate industry, preferably as a property manager
• Good economic understanding within property economics
• Experience and knowledge of rental and contract law
• Great familiarity with using digital tools for property management and financial monitoring.
• Good ability to negotiate and manage contacts with suppliers, contractors, and municipalities
• Possess a B driver's license
