Operations Manager in Property Management

Job Responsibilities
As an operations manager with us, you will be part of a service-oriented and dedicated team with significant expertise and experience. You will be responsible for the economic and technical management of the property Tre Vapen, located in Gärdet, Stockholm. Your responsibilities include maintenance planning, budgeting, forecasting, and financial follow-up within the operational area. The role also involves monitoring operational and service agreements, contractors in property maintenance, and ensuring compliance with systematic fire and electrical safety responsibilities. The operations manager also works with preventive and corrective maintenance as well as coordinating efforts.
The position also includes participating in standby operations outside regular working hours. The position is based in Gärdet, Stockholm.
We are looking for someone who
Has post-secondary property technical education focused on operations or equivalent technical competence acquired in other ways, along with several years of experience in property management and operational issues.
Has experience in creating and maintaining maintenance plans for a property.
Has knowledge of legal requirements and occupational safety regulations in the area, such as systematic fire protection work (SBA).
It is an advantage if you have previously worked within a government agency or public administration. Experience with security-sensitive operations and computerized control and monitoring systems for properties is also a plus.
You have good computer skills and communicate fluently in Swedish and English, both orally and in writing.
To succeed in this position, you need to be structured and able to plan, organize, and prioritize your work effectively. You demonstrate good judgment and make correct assessments and priorities. You work well with others, are receptive, and communicate and resolve conflicts constructively. You take responsibility for your tasks and drive the work forward.

About us
The Property Department is responsible for FMV's overall local supply. This includes procurement, maintenance, and decommissioning of premises, facilities, and land, as well as establishing appropriate physical security and personnel and technical surveillance for the agency's needs. The department serves as the contact point for all contractual parties in the property area and manages and follows up on the agency's lease and rental agreements, garrison agreements, and plans for the provision and allocation of premises based on management's direction and the needs of the operations.
The department also handles systematic fire and electrical safety work, conducts property operations and maintenance, and various support services such as security, moving, parking, and catering services, cleaning, switchboard services, and landline telephony, furnishings, copiers, and office equipment.
