About the Role
As an Early-Stage Real Estate Developer, you will play a key role in developing our properties and contributing to a secure and well-functioning daily life for our tenants. You will work closely with colleagues in project and portfolio development, as well as other functions within the company.
Main Responsibilities
The role involves driving and developing early-stage real estate projects based on the city's and the company's needs for care and nursing homes, senior housing, and LSS (Act on Support and Service for Persons with Certain Functional Impairments) housing, as well as the company's framework programs. The assignment primarily covers new construction projects but may also include development projects within the company's existing property portfolio.
Responsibilities include, but are not limited to:
- Identifying and evaluating land areas for new production and managing applications for land allocation.
- Leading and coordinating early-stage projects and developing strategies for implementation regarding time, economy, risk, and quality.
- Driving and coordinating detailed planning work in collaboration with city administrations, consultants, and internal working groups.
- Managing project economics, cost assessments, and contractual and property issues in the early stages.
- Preparing decision materials and service statements for board decisions and monitoring project progress.
- Ensuring that projects meet requirements for sustainability, accessibility, and economic viability.
- Responsible for handing over projects to project owners and construction project managers after the completion of the detailed planning phase, while providing support and feedback during implementation.
- Contributing to the company's long-term project portfolio by initiating and prioritizing new project ideas.
- Contributing to the development of the company's framework programs, routines, and processes.
- Promoting good collaboration, internal and external communication, and acting as a support within the company's early-stage real estate development.
Qualifications
We are looking for someone with a business perspective who also has an interest in urban planning and long-term value creation. Additionally, we look for the following qualifications:
- Several years (4–7 years) of relevant experience in early-stage real estate development, from private, municipal, or other relevant operations.
- Documented experience in independently driving projects within land acquisition, development, detailed planning processes, and project development.
- Good knowledge of real estate economics, including investment calculations, risk assessments, and preparation of decision materials.
- Good knowledge of property law, the Planning and Building Act, and contracts related to real estate development.
- Documented experience in leading complex urban development projects and collaborating with many internal and external stakeholders.
- Good ability to negotiate, build business relationships, and drive projects toward set goals.
- Ability to quickly understand municipal planning and decision-making processes.
- Very good ability to express oneself in speech and writing in Swedish.
Merits:
- Experience working in or closely collaborating with municipal operations, as well as a good understanding of politically driven decision-making processes in urban planning.
- Experience balancing business, societal, and long-term goals in real estate development projects.
- In-depth experience with investment calculations, economic analyses, and preparing decision materials in the early stages of real estate development.
- Experience translating operational needs for the company's target groups into functional and viable property solutions in close collaboration with clients.
- Experience in strategic work with sustainability issues in the early stages of planning and construction processes, including social, environmental, and economic sustainability.
- Experience working with the development of care and nursing homes and LSS housing in the public or private sector.
