About the role

As a Maintenance Manager, you will play a central role in shaping and driving Botkyrkabyggen's long-term maintenance work. You will be responsible for two competent teams – project managers for damages and an inspection team – which together comprise 10 employees. Through present and clear leadership, you create the conditions for the teams to succeed in their mission and contribute to effective and quality-assured maintenance.

You will ensure that long-term maintenance plans are developed, followed up, and implemented in a sustainable and cost-effective manner, in accordance with laws, industry standards, and Botkyrkabyggen's goals. The role is both strategic and operational with a clear focus on preventive maintenance as well as the development of working methods and processes.

You will report to the Property Development Manager, and the position is based at the headquarters in Tumba.



Main responsibilities:
  • Identify needs for preventive measures and manage damages while ensuring that internal maintenance is carried out efficiently and cost-effectively.
  • Develop, implement, and follow up long-term maintenance plans to maintain property values and prevent urgent measures.
  • Plan, organize, and lead maintenance work in accordance with applicable laws, regulations, and internal guidelines.
  • Work with and develop property systems and digital tools for maintenance planning, such as Vitec and Planima.
  • Be responsible for quality, environmental, and occupational health and safety work within the maintenance area, including contributing to reduced climate and environmental impact.
  • Ensure good and timely communication with tenants before the implementation of maintenance projects.
  • Lead cost control within projects, including follow-up, regulations, and budget responsibility.
  • Support in procurements according to LOU and in the procurement of contractors and consultants, including requirement specification and contract follow-up.
  • Participate in the development of the department's processes, routines, and templates.

Who you are
  • University degree in property management, civil engineering, or equivalent with a focus on construction or property.
  • Several years of experience in a managerial role, preferably within the public sector or real estate industry.
  • Documented experience in property maintenance and maintenance planning.
  • Good system skills and experience with property systems for maintenance (e.g., Vitec and Planima).
  • Experience working both strategically and operationally with cost-effective and long-term maintenance.
  • Driver's license B is a requirement.

You are a confident and present leader who creates engagement and accountability in your team. You have strong communication skills, work in a structured manner, and thrive in a role where you both lead, develop, and drive work forward.

You are proactive, solution-oriented, and have an easy time creating good collaborations – even in periods of high tempo. You enjoy developing working methods and processes, preferably in digital environments.
