We are looking for two Commercial Property Managers for GöteborgsLokaler

We are looking for two engaged and business-minded Commercial Property Managers who want to contribute to the development of GöteborgsLokaler's properties. With us, you will have a varied assignment where you have great opportunities to influence and contribute to long-term sustainable urban development. Together with engaged colleagues, you work to create attractive and well-functioning environments for our tenants and businesses.

You will be part of a team together with your nearest manager, technical property manager, and, at our trading locations, centre developers. Together, you combine business acumen with a long-term perspective on the city's development.

Your assignment

As a commercial property manager, you have the overall business and relational responsibility for an assigned property portfolio consisting of owned and externally managed premises within the group. The role has a clear commercial focus where you are responsible for lease agreements, business development, and customer relations, while technical management is handled by a separate operations organization with external management. In the role, you will among other things:

  • Be responsible for drafting, negotiating, and signing lease agreements, supplementary agreements, and assignments in accordance with the Tenancy Act and municipal guidelines.
  • Drive and coordinate tenant adaptations – from idea and calculation to implementation – in close collaboration with tenants, project organization, and other internal functions.
  • Build and develop long-term relationships with tenants and contacts within the group's companies.
  • Be responsible for budget, rent setting, financial follow-up, and revenue optimization within your property portfolio.
  • Identify business opportunities and contribute to the development of the commercial value of the properties.

Your profile

We are looking for you who have:

  • Relevant higher education in, for example, real estate business, economics, law, or other education that the employer considers equivalent.
  • Several years of experience in commercial property management with responsibility for lease agreements and rent negotiations.
  • Very good knowledge of rental law, especially regarding lease agreements and assignments.
  • Experience in planning, coordinating, and following up on tenant adaptations.
  • Good economic understanding and experience with budget work, rent setting, and financial follow-up.
  • Class B driver's license.

To succeed in the role, you are a business-minded and trustworthy person who thrives on creating long-term relationships and finding solutions that create value for both the business and the tenants. You are confident in negotiations, have good analytical skills, and can make well-founded decisions even when several interests need to be weighed together.

You work in a structured and independent manner, while also finding it easy to collaborate with different competencies and build good relationships, both internally and externally. Since you operate in a municipal context, you understand how business acumen can be combined with a long-term societal perspective and the importance of creating sustainable solutions for Gothenburg's development.
