As a Property Manager at Piteå Municipality, you contribute to creating welfare, security, and a more sustainable society. This role involves schools, preschools, elderly care facilities, social service premises, and other environments where life unfolds every day.
The Property and Service Administration faces many exciting challenges and is looking for you who wants to help make Piteå the best place to live in Sweden. The administration has approximately 350 employees and is responsible for the management and operation of the municipality's properties, as well as the municipality's combined catering and cleaning services.
The Property Division ensures strategic space supply, planning, coordination, and changes in the property portfolio. In total, 320,000 m² are managed across 144 objects, most of which are used by the municipality's core operations. Responsibilities also include daily operation, maintenance, as well as planning and implementation of maintenance and investments in the municipality's properties. The division handles leasing and contract management for premises, housing, and parking. The division has 85 employees.

What you will do
In this role, you are responsible for a portfolio (preschools and upper secondary schools) of the municipality's properties and ensure they are safe, functional, and pleasant – both today and in the long term.
As a Property Manager, you are the operations' entry point to the Property Division. You are responsible for coordinating all ongoing and planned major measures in the municipality's properties. As a Property Manager, you have a holistic view of the condition of the buildings in your part of the portfolio, with a focus on the development and prioritization of property management.
This means, among other things, that as a Property Manager, you provide input during the program and design phases prior to investments to ensure the right quality in the future operational phase. To meet customer needs, the Property Manager initiates support from technical competencies and specialists in property maintenance (e.g., electricity, alarms, HVAC, and construction) as well as project organization in connection with major renovations or new constructions.
As a Property Manager, you also drive certain projects yourself. You ensure that cost estimates are produced for the projects you are responsible for and follow up on work and economics.

You have a technical degree and/or experience that the employer considers equivalent. You have experience from the construction sector and are accustomed to driving construction contracts in a business-like manner. We would like you to have qualified project experience, worked with cost estimation, and have training in contract law. It is an advantage if you have knowledge of authority requirements concerning the management and development of properties.
As a person, you are structured and quality-conscious and have a very good ability to collaborate and build relationships both internally and externally. To succeed in the role of Property Manager, you need to be a good communicator with the ability to involve, motivate, and create trust. You are driven, self-initiating, and good at planning. You are service-oriented in your approach and are economically aware. Good IT skills in Microsoft 365 and a B-driver's license are requirements for the position.
