About the assignment:
An organization is undertaking a strategic real estate project encompassing both modern office environments and technically advanced, business-critical facilities, such as data centers, NOC (Network Operations Center), and SOC (Security Operations Center). The project may involve the renovation of existing premises or a complete relocation.
We are looking for a Senior Tenant Representative who will take strategic and operational overall responsibility for the project's execution. The role involves managing workplace strategy, space design, relocation, establishment, finance, contracts, and stakeholder management to ensure the project is delivered according to the organization's goals.
The Role:
You are the tenant's highest representative in the project and report to the steering group and management. You are responsible for the project's overall governance, coordination of internal and external stakeholders, and ensuring that business requirements are translated into functional, sustainable, and future-proof space solutions.
Responsibilities:
- Lead and manage workplace strategy, space planning, and office design.
- Coordinate business requirements across areas such as IT, security, HR, finance, and facility management.
- Ensure that workplace solutions support business goals regarding collaboration, flexibility, sustainability, and employee experience.
- Responsible for relocation and establishment strategy, including scheduling, risk management, communication, and business continuity.
- Coordinate suppliers, contractors, and service providers throughout the project.
- Lead project governance, finance, budget tracking, forecasting, and variance management.
- Ensure compliance with lease agreements, construction contracts, regulatory requirements, and internal policies.
- Handle contractual issues, FIDIC processes, risks, and potential disputes.
- Monitor technical solutions and critical installations within data centers, server rooms, NOC, and SOC.
- Lead final inspections, commissioning, and handover to the property management organization.
Success in the role:
- The project is executed according to schedule, budget, and quality requirements.
- Workplace strategy and business requirements are fully integrated into the delivered spaces.
- Technical environments are delivered and commissioned according to specifications.
- Relocation and establishment are carried out without impacting business continuity.
- The steering group and management receive relevant decision-making materials and ongoing monitoring.
- Regulatory compliance and contractual requirements are met without significant deviations.
- Documentation, final report, and knowledge transfer are executed as planned.
Qualifications:
We are looking for someone with:
- Documented experience leading complex real estate or property projects with full responsibility for execution, finance, and results.
- Experience reporting to steering groups, management, or other senior decision-making forums.
- Experience with workplace strategy, space design, and modern office concepts.
- Ability to coordinate multiple stakeholders and create structure in complex project environments.
- Experience with large-scale relocation and establishment projects.
- Good knowledge of commercial lease agreements, construction law (AB 04/ABT 06 equivalents), and FIDIC management.
- Experience with budget responsibility, forecasting, and financial monitoring.
- Good understanding of regulatory requirements, GDPR, information security, and compliance.
- Documented experience with technical environments such as data centers, server rooms, NOC, or SOC.
- Knowledge of critical infrastructure, security systems, IT/AV environments, and operational safety requirements.
Preferred Qualifications:
- Experience with large transformation or relocation projects over 10,000 sqm.
- Knowledge of data center standards such as Uptime Institute Tier, ISO/IEC 27001, or EN 50600.
- Certification in project management, such as PMP or PRINCE2.
- Experience with BREEAM, Miljöbyggnad, or WELL Building Standard.
- Experience in the public sector, public procurement (LOU), or security-classified operations.
- Experience in change management and implementation of new workplace concepts.
