About the Assignment:

An organization is undertaking a major local premises project involving the adaptation of existing facilities or a new establishment and relocation. The project encompasses modern office environments as well as technically advanced spaces with high requirements for operational reliability and security, such as data centers, NOC (Network Operations Center), and SOC (Security Operations Center).

We are looking for an operational and self-reliant Tenant Representative who will take overall responsibility for the execution – from design and technical review to completion, relocation, and commissioning. The role involves ensuring that the premises are delivered according to the agreement, specifications, and the business's needs.

The Role:

You will serve as the tenant's main point of contact towards the landlord, project organization, and contractors during the execution phase. You are responsible for monitoring quality, schedule, costs, and contract compliance, ensuring that both office environments and technical premises meet agreed requirements upon handover.

Key Responsibilities:

• Follow up on and review office layout, furniture, and workplace solutions based on business requirements.
• Ensure that material selection, lighting, acoustics, indoor climate, as well as IT and AV solutions, are delivered according to specifications.
• Coordinate and follow up on relocation, access, key management, and commissioning.
• Handle and follow up on final inspections, snag lists, and any deviations.
• Review technical solutions, drawings, and specifications throughout the project.
• Follow up on installations including cooling systems, UPS, backup power, fire protection, cabling systems, and physical security.
• Ensure compliance with lease and contract terms, and identify and handle deviations.
• Document and follow up on outstanding obligations after move-in.

Success in the Role:

• Premises are delivered according to agreed standards and business requirements.
• Technical environments are commissioned and approved according to specifications.
• The move is executed according to plan without disrupting business operations.
• Inspection remarks are handled within the agreed timeframe.
• High satisfaction among the business and end-users.

Qualifications:

We are looking for you who have:

• Experience in following up on and reviewing office and premises projects.
• Knowledge of modern workplace solutions and office environments.
• Ability to read and review drawings, construction documents, and technical specifications.
• Experience with IT and AV solutions in office environments.
• Practical experience with business and office relocations.
• Experience with final inspections, snag lists, and contractor follow-up.
• Documented knowledge of technical environments with high demands on operational reliability, such as data centers, server rooms, NOC, or SOC.
• Experience with technical installations such as cooling systems, UPS, backup power, fire protection, and security systems.
• Good understanding of lease agreements, construction law, and technical specifications.
• Experience collaborating with landlords, clients, and contractors.
• Good negotiation and communication skills.

Preferred Qualifications:

• Experience with relocation and change projects exceeding 10,000 sqm.
• Knowledge of data center standards such as Uptime Institute or ISO/IEC 27001.
• Experience with projects encompassing both offices and technical operational environments.
• Certification in workplace management, BREEAM, Miljöbyggnad, or equivalent.
• Good business and commercial understanding.
