Description

Vännäs Fastigheter AB owns and manages industrial, public, and municipal properties. We are also responsible for the management of jointly owned property companies. An important part of our mission is our collaboration with other municipal administrations. The company is constantly developing and expanding, which requires collaboration skills, commitment, and a willingness to grow. Satisfied tenants, both private individuals and commercial tenants, are a prerequisite for the community development we want to contribute to in Vännäs.

Responsibilities

• Responsible for and guide the rental process for residential properties
• Responsible for and guide the inspection process for residential properties including key management
• Manage the cooperation agreement with Vännäs municipality for the distribution of housing
• Ensure working methods, routines, and policies comply with applicable legal requirements and the company's mission as a public utility
• Responsible for financial routines and tasks related to residential rentals
• Invoicing costs from inspections and property emergency responses
• Responsible for budget and follow-up of tenant satisfaction
• Manage the claims process for rents and insurance matters
• Responsible for and guide the work with insurance matters
• Back-up for the rental administrator for their tasks
• Back-up in supplier invoice management
• Participate in annual negotiations with the Tenants' Association (as needed each year)
• Monthly reporting of key figures within process responsibility

Qualifications

In the role of Rental and Insurance Officer, you have the main responsibility for the organization's rental process of private residences with associated routines, which also includes a guidance responsibility for the housing administrator. The officer is also responsible for processes and routines regarding insurance matters in the form of documenting damages, compiling claims for damages, and contacting insurance companies. The role includes support and back-up for the housing administrator in their tasks. Regular contact with tenants and housing applicants through visits, phone, and email is required in daily work. You are expected to balance customer service with clarity regarding rights and obligations in the relationship between landlord and tenant, as well as follow the legal regulations in place.

The officer is responsible for and guides other inspectors in apartment inspections and is responsible for cost estimates for any measures. In both the residential rental and inspection processes, financial tasks are included in the role, such as payment reminders, reading files from the bank, coding supplier invoices, and invoicing costs from apartment inspections and property emergency responses.
