We are now looking for a property manager who is attracted to take responsibility for our property portfolio in Valdemarsvik and Söderköping municipalities.

The portfolio consists of residential properties (320 apartments) as well as a number of community properties.

In the role, you will have primary responsibility for operations, maintenance, and ongoing management. You will work to ensure optimal operating net through a focus on efficiency and minimal vacancy rate. The position also includes managerial responsibility for the operations organization where you lead and develop the daily work of the area's employees.

As a manager, you will lead the operations organization with the aim of optimizing the property's operation and proactively work to identify improvement potential in the property portfolio. Another important part of the job is leasing and monitoring market developments in order to take action to minimize the vacancy rate. The position involves relationship building and dialogue with the local business community, partners, and the public sector to secure the attractiveness of the property holdings.

As a manager, you will be responsible for contact and coordination with suppliers and contractors regarding maintenance and enhancement projects. Together with the group's project organization, you will also work on new construction, renovations, and refurbishments. The role includes gathering quotes, negotiating prices, and procuring and ordering actions from contractors for daily management. You will follow up on costs, ordered work, and prepare documentation for development and investment decisions and be part of the group's management team.

QUALIFICATIONS

• Education in property management or construction/technical systems
• Leadership experience
• Good economic understanding
• Proficient user of digital platforms related to management. Knowledge of REAL is an advantage
• Office suite, good knowledge of all programs
• Good knowledge of Swedish and English in both speech and writing
• Driving license B
