Job Description

In the role of Project Manager, you will belong to the Real Estate Projects unit. You are responsible for driving and coordinating local and real estate projects from the early stages to completion, with a special focus on administrative premises such as offices and storage facilities. The projects range from minor local adaptations to extensive establishments spread across the country, where the business primarily acts as a tenant and, in individual cases, as a client/developer.

Your main responsibilities include:

• Overall Responsibility: Operationally responsible for the project schedule, budget, resource needs, and final results.
• Space Search & Establishment: Conduct space searches for new establishments or expansion of existing areas.
• Negotiation: Conduct rent negotiations and review agreements with selected landlords.
• Requirement Specification: Develop need descriptions, requirement specifications, and documentation for project implementation.
• Bridging Function: Act as a tenant representative and create stable collaboration between property owners, business operations, and contractors.
• Reporting: Plan, monitor, and report project progress and risks to program management and steering groups.
• Strategy: Participate in strategic work regarding the organization's long-term space planning and process development.

Required Qualifications

• You must have completed a Master of Science degree in Civil Engineering in Road and Water Construction, Urban Planning, Architecture, or Surveying.
• You must have at least 10 years of work experience in the role of Project Manager.
• You must have at least 5 years of work experience in project management within tenant adaptation of commercial premises or offices.
• You must have at least 5 years of work experience in line work/process development related to real estate and local projects.
• You must have work experience driving at least two local projects from early stages to completion with full-time responsibility for time, resources, communication, budget, and calculations.
• Work experience in rental law, negotiation, and review of rental agreements in at least two (2) assignments.
• You must have work experience acting as a tenant representative in at least two projects, i.e., acting as a bridge between property owners, tenants, and contractors.
• You must have work experience working in at least one project with security-sensitive operations (operations subject to the Security Protection Act).
• You must have work experience reporting to and preparing documentation for steering and management groups.

Preferred Qualifications

• Work experience of working in at least one project in the last 5 years on a relevant project for a tenant within the public sector. A relevant project refers to office projects. The public sector refers to authorities, regions, or municipalities. The project does not need to be completed.
• Work experience of working in at least one project in the last 3 years with security-sensitive operations (operations subject to the Security Protection Act). The project does not need to be completed. This project must be different from the project specified for the mandatory requirement.
• Work experience working with strategic issues related to space programs and local projects, and having authored these strategies in at least two assignments.

• Start Date: 2028-10-10
• End Date: 2028-10-09 (Long-term assignment)
• Scope: 60–80% of full-time
• Option: Possibility of extension up to 4 years (1+1+1+1).
• Location: Sundbyberg, with the possibility of remote work up to 50%.
• Travel: Travel to other locations in Sweden (e.g., Gothenburg, Västerås, Sundsvall, etc.) occurs during the assignment.
