Operational Coordinator for Forsåker – Mölndal's New City District

MölnDala Fastighets AB

Västra Götalands län, Mölndal

to apply for the job

On 27 hectares of former paper mill land in the heart of Mölndal, we are building a new city district. When the area is complete, 5,000–6,000 people will live here and 4,000 will work here. The industrial environment's 400-year history will be woven together with modern architecture into a place people are drawn to. Ten construction actors are building their own blocks. Mölndal Municipality is responsible for public spaces and schools/preschools. MölnDala Fastighets AB owns the land, leads the development, and is building the visitor destination Papyr based in the old industrial environment.

The first detailed plan has gained legal force. The first 600 residences are to be ready in 2027–2028. Preschool and primary school will open in 2029. The company has moved from the planning phase to implementation — and at the same time, work continues on upcoming detailed plans.

There are currently about ten construction projects running in parallel on the same area. Groundworks, establishment, construction traffic, utilities, excavations, transports, disturbances. Someone must hold it all together.

That is who we are looking for.

What you do

You are MölnDala's operational brain in the coordination of Forsåker's implementation. You meet with the construction actors in the area, identify conflicts before they become problems, drive solutions when schedules do not match, handle interfaces with Mölndal Municipality's responsibility for public spaces, and keep track of disturbances to the surroundings — Kvarnbyn, traffic, business life, and the general public.

You are not sitting on the sidelines — you are where it happens. You own the agenda in the area's coordination forum on behalf of MölnDala. You handle authority contacts and permit issues concerning the area's infrastructure. You drive the area's common implementation strategy in the operational phase.

A lot of the coordination takes place physically in Tibellska Villan — our coordination office where both MölnDala and our contractors work together. It is not a monthly meeting. It is a workplace where collaboration is built into how we work.

You have no formal mandate over the construction actors. That is the whole point. You get them to coordinate themselves thanks to your experience, your sense of structure, and your ability to read the room. When it works, you don't notice it. When it doesn't work, it is noticeable everywhere.

Who we think you are

You have at least eight years of experience from major construction or infrastructure projects — preferably with a background as a senior project manager on the civil engineering side, municipal development, or as a major developer. You are a civil engineer or have an equivalent background.

You know how the municipal context works — detailed plans, development agreements, public spaces, politics. You have stood in rooms where five contractors pulled in four different directions and got them to aim in the same direction. You like details and meetings without getting stuck in them. You take responsibility without needing a manager title.

You are diplomatic but you are not soft. When you need to hold a line, you do it, and you still have the relationships the following week. You are receptive, ego-free, and driven by the mission itself — by being part of building something that will stand the test of time.

What the role is not

This is not project management for individual construction projects — that is the construction actors' own responsibility. It is also not a strategic role focused on vision and long-term development. This is coordination. It is operational, detailed, and ongoing — and that is the whole point.

What we offer

One of the most complex and exciting urban development assignments in West Sweden right now. An unusual combination of construction technical complexity, municipal context, and historical site. A small organization — fifteen people managing enormous values — where every role carries broader responsibility than in a larger company. A close management team and a forthcoming Department Manager to report to — who is being recruited in parallel with you.

And a place in Mölndal that in ten years will be one of West Sweden's most talked-about new city districts — where you were there and made sure it happened.

We are fifteen people, and it shows. You do not disappear into a hierarchy — what you do is visible, and it counts. We know each other. We eat lunch together, we celebrate when a block is completed, and we speak up when something rubs us the wrong way. It is a group where people are smart without needing to show it, and helpful without keeping score. You will join colleagues who know their craft and are happy to share — and who expect the same of you.

We are always learning — and right now, we are learning to use AI in our daily lives. We are one of the first companies in our size to take it seriously, not as a gimmick but as a way to get more done with limited resources. You do not need to be an expert. None of us were when we started. But you should be curious and enjoy learning new things — because we will do that together, all the time.

Practicalities

  • Permanent position, 100%

  • Location: Kvarnbygatan 2B, Villa Korndal, Mölndal. Much of the operational work takes place in the coordination office Tibellska Villan, together with our contractors.

  • Reports to Department Manager

  • Market-based salary depending on experience and background

  • We use Antura for project and portfolio management — it is an advantage if you are familiar with it, but not a requirement

About yourself as a digital user

Forsåker is an information-heavy assignment — schedules, contact surfaces, contracts, milestones, meetings, decisions. Those who work smart digitally get much more done without losing quality. We believe you thrive as the one who finds new ways to work with information and coordination, and who sees digital tools as a natural part of professional life.

Application

We work with continuous selection and appoint as soon as possible. Apply here and attach a short letter explaining why this challenge attracts you right now — we want to know how you think, not just what you have done.

For questions about the role, contact Jacob Bergström, HR Advisor.

What I am looking for is not someone who has done this role before. It is someone who sees the assignment and thinks "this is exactly what I am good at". Get in touch.
