We are now looking for a Operations Controller for Locum

About the assignment

The assignment is intended to start as soon as possible and run until the end of the year. It is a full-time position performed primarily on-site at Locum.

Your responsibilities

The Operations Controller is responsible for monitoring property maintenance contractors regarding building operations and outdoor environments to maintain the functionality of the properties. You are contractually responsible towards the maintenance contractors and are tasked with continuously improving and developing the contracts during procurement. You report operationally to the property manager for each respective property management object, while line reporting is done to the Property Management Area Manager.

You are responsible for generating statistics per property management object, analyzing this data, and proposing proactive and urgent measures. The Operations Controller also implements agreed-upon measures.

The role includes work with budgeting, forecasting, and accounting regarding utility and property costs, as well as controlling and monitoring utility consumption.

The Operations Controller checks and ensures quality that internal and external regulations and guidelines are followed regarding building operations and outdoor environments.

Examples of tasks and areas of responsibility:

  • Responsible for ensuring that daily operations function on assigned property management objects.
  • Responsible for ensuring that the maintenance contractor for building operations and outdoor environments meets the current contracts on assigned property management objects.
  • Responsible for delegated tasks within occupational health and safety and fire protection.
  • Responsible for ensuring the right competence is present in the project.
  • Responsible for handover to the project owner at the end of the assignment.
  • Budgeting, forecasting, and accounting regarding utilities and property maintenance.
  • Generating operational statistics per property management object.
  • Daily coordination with the maintenance contractor's site management.
  • Analysis of operational statistics and developing proposals for and implementing necessary measures.
  • Monitoring contracts regarding building operations and outdoor environments.
  • Monitoring contracts regarding parking operations.
  • Incident reporting and damage claims.
  • Invoicing and re-invoicing to maintenance contractors.
  • Leading operational meetings.
  • Gathering maintenance needs from the contractor for building operations, outdoor environments, and parking.
  • Developing materials for investment planning.
  • Implementing new contracts regarding building operations and outdoor environments.
  • Conducting rounds together with the maintenance contractor.
  • Participate in strategic process work and continuous improvement efforts.

Your qualifications

  • Post-secondary education in technology/engineering.
  • At least three years of experience from similar positions.
  • Experience within the property industry.
  • Good knowledge of LOU (Public Procurement Act), AFF (Collective Agreement for the Property Sector), and contract law.
