The Swedish National Heritage Board is Sweden's authority for cultural heritage issues. We work to preserve, use, and develop cultural environments, cultural landscapes, cultural objects, and museums. Our mission is guided by the government's goals for cultural policy and state cultural heritage work. Our operations are located in Visby, Stockholm, and Tumba, and we also run public activities at the visitor site Glimmingehus. We have approximately 250 employees.

The Museum Department consists of 5 units that promote development and collaboration in the museum sector, acting as drivers and supporters in matters concerning cultural objects and museums' work to preserve, use, and develop cultural heritage. The department is also responsible for the operation of Swedish Museum Services (Svensk Museitjänst), through which the authority offers warehouse rental and related services for authorities and others managing cultural objects.

Swedish Museum Services is located in Tumba, just outside Stockholm, and comprises over 34,000 square meters of warehouse storage. In dialogue with each tenant, we adapt the spaces to specific wishes and needs. Our focus is on safe, cost-effective, and high-quality warehouse storage that provides prerequisites for the long-term and sustainable preservation of various types of collections. Swedish Museum Services is also a workplace for several of our tenants, and we offer various services within facility management, building maintenance, logistics, preventive object care, as well as construction and interior design. The operations are entirely fee-financed.

We are now looking for an experienced property manager and business developer who, in close dialogue with our tenants, can help us secure economically and long-term sustainable quality development of the operations.

Your responsibilities

The tasks aim to develop, maintain, and improve our services based on our tenants' needs and conditions, as well as to ensure that the properties are developed according to plan.

You will participate in the dialogue with our customers regarding their long-term needs for collection management, as well as explore and suggest coordination benefits and resource efficiency. You will lead projects based on qualified tenant adaptations and technical optimization projects such as cold rooms, energy-saving measures, and shared spaces for object care, with the goal of maximizing the capacity and customer benefit of the premises.

You work with ongoing maintenance, ensure that technical systems function, and contribute to the economic development of the property. By planning and leading development projects, you also contribute to improving the functionality and sustainability of the properties. Here, you have special responsibility for the technical systems within the properties, such as heating, ventilation, and other operating systems. You also work operationally with the planning and implementation of repairs and maintenance, procurement of contractors, as well as supervision and some maintenance of our facilities.

The responsibilities also include working to analyze and quality-assure boundary lists regarding, for example, electricity, alarms, climate, and maintenance, developing and following up rental models, and supporting and, if necessary, representing the authority in the dialogue with property owners.

To ensure that important functions work and that tenants are happy, you will have daily contact with, among others, tenants, operations staff, and contractors. Since the operations are run by a small team, a pronounced flexibility and willingness to support colleagues in all matters are required. You need to be able to move seamlessly between your main areas of responsibility and operational needs on the floor, such as opening for customers or handling incoming transports.

Your qualifications

We are looking for you with many years of experience as a project manager or equivalent in property management, preferably within the state sector.

You have experience and the ability to develop and drive, for example, energy-saving projects, develop logistics/warehouse operations, as well as tenant adaptation projects and property maintenance in sensitive environments where cultural objects or similar are stored.

You have very good knowledge of control and regulation of climate/property systems and several years of experience in business and service development or property management with a strong economic focus.

You also have experience and the ability to prepare contractual and business materials such as lease agreements, tender documents, letters of intent, boundary lists, quotes, and economic calculations, pricing models, and cost tracking from fee-financed or commercial operations. We also want you to have good knowledge of public administration, state operations, and the Public Procurement Act.

Your knowledge in contract law, Base-P, Base-U, and rental law is good, and you have a B driving license and a forklift license.

To succeed in the role, you need to have a high ability to work independently and take initiative while being receptive and collaborating well with others. You work with quality awareness and structure and have the ability to switch between different tasks efficiently. You are unpretentious and flexible and have an easy time building trusting relationships. You thrive in a role that combines strategic development work with operational implementation.

The employment is a permanent position with a 6-month probation period. The position is located in Tumba, and on-call duties are included with a commute time of 60 minutes.
