Lease Law Expert at the Migration Agency
At the Migration Agency, we are about 6,000 people working on one of the major societal issues of our time, dealing with tasks that affect people's lives and futures. Our job is truly important!
Description
We offer a job that is truly important. Our authority and the entire migration area in Europe are facing a significant change.
In Sweden, we are now creating the built environment that supports a completely "new reformed reception system". This means that we will create new reception centers, increase detention capacity, and adapt our offices to support this new system, from Boden in the north to Malmö in the south. Therefore, we need to strengthen our operations with more employees who want to work in a varied and responsible role with many points of contact in a dynamic work environment. Together with your colleagues, you will contribute to supporting the Migration Agency's operations by creating the best possible premises for our activities. We are an organization that encourages initiative, where continuous learning and constant improvements are in focus. You contribute with your expertise and ideas while having the opportunity to develop yourself. Your job with us is important, and we place great emphasis on personal suitability.
Responsibilities
What does a lease law expert do? As a lease law expert, you work with the authority's lease agreements regarding local rentals. This includes negotiating contract terms for new acquisitions of administrative premises and detention facilities, as well as renegotiating existing lease agreements. The work also includes providing lease law advice, handling terminations, and processing cases in the rent tribunal. Before contract negotiations, you prepare negotiation materials in dialogue with the responsible project manager. You are responsible for reviewing and negotiating lease agreements and actively working with rental data, analyzing rental costs and other terms, making market assessments, and preparing decision materials before and after negotiations. The role includes participating in the development and management of our local supply process.
In your role, you have a broad contact area with both the Migration Agency's own staff and landlords.
Qualifications
Who are you? We are looking for someone who is structured and can independently plan and organize work effectively towards set goals and deadlines. You are responsible and analytical. Furthermore, you have good collaboration skills, are attentive, and resolve conflicts constructively. We believe you have a strong commitment and interest in issues related to premises in general and lease negotiations specifically.
In our work as civil servants, high demands are also placed on judgment and a high level of security and confidentiality awareness.
You who apply have:
- A bachelor's degree in law or in the real estate field, or other education combined with experience that the employer assesses as equivalent.
- Several years of experience working with lease agreements and lease negotiations for premises.
- Good knowledge of lease law and negotiation techniques focused on premises.
- Good communication skills and express yourself well in speech and writing in Swedish.
- Good knowledge of the Office suite.
It is advantageous if you have:
- Experience working with real estate legal issues in the local area.
- Experience working in project tools like Antura or equivalent.
- Experience in local supply within government operations.
