Then you might be the right person for a key role in our organization!

We are looking for a Property Manager with personnel responsibility for Norrköping. Your team consists of nine Property Technicians who report to you. Within the management area, there are colleagues who work with property management, residential leasing, commercial leasing, and other support functions for management. The role reports to our area manager who is located in the same office as you.

Your main responsibilities

As a Property Manager, you will be a key person to ensure business-driven management with a focus on financial profitability. Through professional management, you create the right conditions for satisfied customers in your area. In the role, you will continuously work to follow up, optimize, and ensure property maintenance. You will provide ongoing support in management matters, and your main areas of responsibility include:

Customer satisfaction and property owner's responsibility: ensure that we deliver pleasant homes to our tenants in the area by keeping them whole, clean, and functional both inside and around the buildings. Be responsible for ensuring that rounds, service requests, cleaning, emergency management, and operating agreements are handled efficiently, and that we maintain good communication with our tenants. Ensure that we always meet the property owner's responsibilities.

Clear and engaged leadership: exercise active leadership with a focus on engagement, clarity, collaboration, and trust. Encourage employees to develop, innovate, and take their own initiatives. Ensure that all employees know what is expected of them, that we are properly staffed, and that the operations run optimally.

Business-driven management: contribute to optimizing cash flows and property values with a long-term perspective. Implement well-balanced minor maintenance projects and manage damages.

In the role, you will also conduct inspections of residential and commercial properties.

To succeed in the role, you have a broad real estate background, are a leader who engages your staff, and have a good ability to plan and structure your and your team's focus areas.

Qualifications:

Broad work experience in property management within the residential segment

Documented leadership experience and are a confident leader

A university degree with a focus on property technology, management, finance/economics, or similar is highly meritorious

Good knowledge of general regulatory requirements and property owners' responsibilities.

Experience with tenant contact

Proficient in Swedish and English, both spoken and written; additional language skills are meritorious

Driver's license (B)
