About the position

The position is a permanent employment that is preceded by a six-month probationary period, starting by agreement.

In the role of property manager, you will be responsible for the development of our properties and for developing the value of the properties and our areas in a businesslike and customer-oriented manner. The role is broad and includes work with both commercial properties and residential units.

We expect you to work proactively in the properties and collaborate closely with our leasing and management administrators, property technicians, and property caretakers. You will have a supervisory role, where you lead and support the operations staff in their daily work.

You will help create and develop good relationships with tenants, contractors, municipalities, and authorities, which requires experience in customer contact. In this role, you will have ongoing contact with our tenants and be responsible for managing property-related issues. You will also engage tenants and other local actors to create and maintain a safe and pleasant environment together.

Your profile

You have experience working as a property manager and a university, college, or vocational education in property management. We are looking for someone who is self-sufficient and has several years of experience in management, both of commercial properties and residential units, as well as experience in leading and coordinating work with colleagues and contractors.

As a person, you thrive on responsibility, both for the maintenance and condition of the properties and for tenant satisfaction. Since the role is broad and encompasses both commercial properties and residential units, we see the value in you planning and structuring your work, both independently and in close collaboration with colleagues and contractors.

We are looking for someone who has

  • Experience in lease negotiations, lease agreements, tenant adaptations, and leasing of premises
  • Experience in new construction and renovation projects for residential and commercial properties
  • Documented experience and competence in property law
  • Several years of experience in budget work
  • Experience with regulatory requirements and environmental issues, such as OVK, elevators, and doors
  • Overall understanding of technical systems (electricity, ventilation, heating) as well as building technology and maintenance planning
  • Experience working with relevant digital systems. It is an advantage if you have worked with Vitec's various modules
  • An analytical ability to see solutions and development opportunities
  • Good communication skills in both speech and writing
  • The role is broad and the contact surfaces are many, making collaboration a central part of your work.
  • You will be based at our management office in Helsingborg, and the work area also includes Viken, Höganäs, Bjuv, Billesholm, Laröd, and Ödåkra. You will be part of a cohesive team consisting of property managers, leasing and management administrators, property technicians, and property caretakers. You will report to the Property Manager in Helsingborg.

More about the position

As a property manager with us, you will work with:

  • Both commercial and residential properties
  • Establishing and executing maintenance plans, monitoring media consumption, and ensuring compliance with regulatory requirements
  • Leasing premises and being responsible for any tenant adaptations

  • Budgeting and financial monitoring for the properties you are responsible for

  • Customer care and contributing to satisfied tenants
