Vimmerby is the small municipality in Småland that has much to offer; in addition to the rich cultural heritage from Astrid Lindgren, the municipality is also characterized by a diverse business community, strong local engagement, active associations, beautiful nature, and a calming environment.

Vimarhem's business idea is to own, develop, and manage a safe and attractive housing option in Vimmerby municipality for various target groups and needs. In consultation with the owner, Vimmerby municipality, Vimarhem will work towards a good development of the municipality's housing market.

Vimarhem has 36 employees and owns and manages over 1,300 apartments and about 85 commercial spaces. Vimarhem also operates Vimmerby municipality's properties such as the city hall, schools, preschools, and service houses, etc. Vimarhem is facing an exciting future where digital tools will become increasingly important for our employees and tenants.

JOB RESPONSIBILITIES

Then we might have the right challenge for you! Vimarhem AB is looking for a property manager and we are curious about you. As a manager, you will be responsible for the property portfolio from a comprehensive perspective. You will lead, distribute, and develop the daily work with operations and maintenance.

The responsibilities include, among other things:

  • Main responsibility for planned maintenance, repairs, and ongoing management of Vimarhem's property portfolio.
  • Supervisory responsibility for the operations organization.
  • Procure and order actions from contractors. Act as project manager in smaller projects.
  • Establish and follow up on operation and maintenance plans by driving change and improvement work.
  • Contact with tenants.
  • Inspection of apartments.
  • Responsibility for self-inspection and authority inspections.
  • Personnel responsibility.
  • Support the on-call duty every 5th week.

QUALIFICATIONS

We are looking for someone who has:

  • Post-secondary education or equivalent competence in the property area acquired through one or more years of experience in property management.
  • Knowledge and experience of working with condition inspections of buildings and land areas.
  • Knowledge of relevant laws, regulations, and practices for the position.
  • IT skills and system familiarity. Knowledge of performing tasks in a digital environment.
  • Driver's license B.

Meritorious:

  • Technical competence and experience in property technical issues.
  • Experience in maintenance planning in property systems such as Momentum or equivalent programs.
  • Experience in driving projects and having training and/or experience in contract law and procurement (LOU).

The role requires a good ability to collaborate, take responsibility, and a willingness to develop. We are looking for someone who works in a structured manner and has the ability to see the big picture. You are a service-oriented, flexible, positive, and social person who can multitask and focus on several things at once. You can drive your own work as well as work in a team. You need to work proactively and take initiative and thrive in a stimulating and challenging environment. You will have close cooperation with tenants, property caretakers, service departments, project managers, customer service, and contractors. Collaboration with Vimmerby municipality's property office employees will also occur. The role requires good language skills in Swedish, both spoken and written.

The position belongs to Property Management and the person reports to the property manager.
