Exploitation Unit – We Work for Nyköping's Growth

We at the Exploitation Unit are looking for a driven exploitation engineer/project manager who wants to contribute to the municipality's growth. We are a unit with six dedicated and experienced employees in the roles of exploitation engineer, project manager, and project economist. We are located in fine and centrally located premises at Östra Trädgårdsgatan 2.

We work on behalf of the municipal board, and with a variety of projects, such as Skavsta, urban development projects like Tessin, and the development of new business land in Påljungshage. We negotiate and sign various types of agreements in a businesslike and sustainable manner during land allocation and we are also responsible for exploitation agreements. Our work aims to create good opportunities for businesses and residents to live, work, and thrive in Nyköping.

What We Do

• Plan and be responsible for exploitation projects based on the municipality's comprehensive plan, its implementation plan, and the municipality's sustainability goals.
• Sell land for housing construction and business establishments as needed and demanded.
• Represent the municipality, negotiate, and prepare agreements for the development and exploitation of land owned by others.
• Drive and participate in investigations and projects related to Nyköping's attractiveness and growth.
• Enhance the municipality's land which provides economic conditions for the expansion of infrastructure and urban environments.

JOB RESPONSIBILITIES

With us, you will work on a wide range of tasks:

• You are responsible in projects for negotiation and drafting agreements for the development and exploitation of land owned by external actors. Here, you contribute as an exploitation engineer with a focus on real estate issues, exploitation economics, and agreements.
• In other exploitation projects, you are responsible from start to finish, including financial follow-up, work towards the board, and ordering and coordinating infrastructure and block land development. In these projects, you act in the role of project manager.
• You may also drive and participate in other investigations and projects that strengthen the municipality's attractiveness and growth.
• Your work includes providing support in exploitation issues internally within the unit and within the municipality. You collaborate closely with colleagues within the unit, exchange experiences, and contribute to development in areas such as real estate law, participate in detailed planning processes, and risk management.

QUALIFICATIONS

We are looking for someone with a university degree in community building, surveying, or other equivalent education or experience that we consider equivalent. You have good knowledge of real estate law and project management, and have negotiation experience in contract signing within the exploitation area. You have experience in drafting various types of agreements such as exploitation agreements, transfer agreements, and easement agreements, as well as preparing materials for valuation or other real estate legal investigations.

We prefer that you have experience working as a surveyor, exploitation engineer, or project manager in exploitation projects and good knowledge of laws such as the Land Code, the Real Property Formation Act, and the Planning and Building Act.

As a person, we want you to have good teamwork skills and strong communication abilities. You have a good ability to plan, lead, drive, and keep a process and a project group together. For you, it is just as natural to share your experiences and knowledge as it is to learn new things and be inspired. Since you have many internal and external contacts in your role and have daily contact with developers, businesses, citizens, and representatives of associations, it is important that you are attentive and responsible. You easily adapt to changing circumstances and plan, organize, and prioritize your work effectively. Furthermore, you are quality-conscious and meticulous. Great emphasis will be placed on personal suitability and assessment of fitting into the group.
