Area Manager in Gärdsås

Do you want a meaningful leadership role where you can combine property management, social sustainability, and urban development – in an area where your work makes a concrete difference every day? Then there is a position to apply for as an area manager in Gärdsås!

We are looking for a determined area manager with strong property management skills who wants to lead the development in one of Gothenburg's most dynamic residential areas – Gärdsås in Bergsjön.

You will play a key role in an important management area that includes approximately 1200 apartments, a budget of about 80 million SEK, and a team of about 12 employees. The area is in the midst of positive development, with high customer ratings and ongoing renovation projects that have gained national attention. As an area manager, you will drive the daily management work, with a clear focus on quality, economy, and customer satisfaction – while being a central player in the long-term urban development work.

Your Responsibilities and Tasks

  • Lead, coach, and develop a team of property managers, environmental caretakers, and administrative staff
  • Ensure that property management is conducted according to applicable laws, agreements, and internal guidelines
  • Be responsible for operations, ongoing maintenance, and budget within the management area
  • Follow up and manage insurance claims and coordinate smaller maintenance projects
  • Quality assure orders and follow up on deliveries within the framework of contracted agreements
  • Actively participate in the development of business plans, budget processes, and operational goals
  • Work with tenant influence and collaborate with tenants, local tenant associations, and other community stakeholders
  • Be a driving force in the social development work in the area, including our management of Galaxen and Gärdsås Torg

The position also includes standby duty approximately every 11 weeks according to a rolling schedule.

Qualifications and Experience

To succeed in this role, we are looking for someone who has:

  • Relevant higher education or vocational diploma in property management
  • Documented several years of experience in property management with tenant contacts
  • Several years of managerial or leadership experience with personnel responsibility
  • Good knowledge of financial monitoring, technical operations, and maintenance
  • Understanding of public operations and complex collaboration environments
  • Good communication skills and trustworthy leadership
  • A relationship-building and inclusive working method
  • It is an advantage if you have worked in socio-economically challenged areas or have language skills beyond Swedish and English.
  • You need to have a B driver's license
