Luleå Municipality Infrastructure and Service Administration, Property Management Section, belongs to the Property Department. Property Management consists of two units: Premises Management and Technical Management. Technical Management is a support function for Premises Management, and its mission is to support Premises Management regarding property operations (technology, media supply, supervision, and maintenance) as well as corrective maintenance.

The local and residential area that the entire department is responsible for is approximately 655,000 sqm in total, of which own properties account for approx. 530,000 sqm.

The foundation is a certification as a Facility Technician, which is then built upon with advanced training adapted to the requirements within municipal properties and the role you have, as well as your own wishes. We are now looking for new Facility Technicians with a burning interest in the operation and maintenance of properties.

4 positions.

WORK RESPONSIBILITIES

Your daily work includes supervision, maintenance, and corrective maintenance within a predetermined and limited property area. You will work with operation and maintenance work as well as property maintenance, but with a main focus on technical installations in the properties.

You will also have daily contact with the municipality's residents – our tenants in, for example, schools, swimming pools, and group homes. You will use the property system Pondus Pro and the overarching control system Ifix to plan your daily work.

Your duties include among other things:

• Performing emergency and preventive maintenance on properties
• Ongoing supervision and maintenance of properties
• Performing and documenting self-controls related to authority requirements
• Ordering minor maintenance, service, and follow-up of ordered work
• Purchasing spare parts and consumables
• Plant operator for fire and sprinkler systems
• On-call duty/bathing water control is included in the position
• Administrative tasks such as handling invoices for ordered goods/services

QUALIFICATIONS

You need to have strong computer skills, deliver results, and carry out and complete tasks. As a person, you need to be flexible; you like to take initiative and drive your work forward independently with personal responsibility, structure, and precision. You represent the municipality in many situations, and to succeed well in the work, you need to have a professional and service-oriented attitude.

Requirements:

• At least upper secondary education with a focus on properties or work experience that we assess as equivalent.
• Good computer skills.
• Category B driver's license

Merits:

• Post-secondary education within property operations.
• Previous professional experience from operating properties with modern installation systems
• Is a certified Facility Technician or has equivalent competence and experience that the employer assesses as equivalent.
• Has experience with heating, ventilation, and cooling systems
• Has computer skills with experience of property systems
• Has experience with programs for controlling properties
• Has good knowledge of energy efficiency and control technology
