Regionfastigheter develops and manages Region Skåne's properties with a focus on creating safe, functional, and sustainable environments for residents and employees. Currently, Region Skåne is undertaking the largest investments ever in Skåne's hospital areas. We are developing complex construction projects in sensitive care environments, always with the highest demands for operational reliability. At the same time, we are expanding the public transport infrastructure with new service depots for buses and trains.

Regionfastigheter is responsible for the execution of various renovation, extension, and new production projects in our property portfolio across Skåne. On the hospital campus in Lund, numerous construction and installation projects are currently underway and will continue for several years, having a significant impact on operations, patients, and visitors. The hospital campus constitutes a complex environment with ongoing healthcare operations and limited space.

We are looking for you who are structured and a skilled relationship builder for a newly established role as Area Manager with Coordination Responsibility for our Project Management unit in Lund.

Responsibilities

As an Area Manager, you are the key person who contributes with a holistic view to create safety in an environment where various interests, such as construction projects, operations, patients, and visitors, meet. The Area Manager functions as an important link between the construction projects and the healthcare operations. You work with a helicopter perspective to ensure that the construction and installation projects running in parallel on the hospital campus in Lund are planned and coordinated effectively.

You work together with the unit's project managers, lead coordination meetings, maintain dialogues between the different stakeholders, and build relationships characterized by respect and openness. You enjoy being close to the operations and being where everything happens. By regularly visiting the construction projects and healthcare operations, you gain your own, current picture of the situation and can act proactively when needs arise. You act solution-oriented and find solutions based on understanding and respect for the different stakeholders' wishes so that disruptions and conflicts are minimized. You act as a driving force for all stakeholders to work towards common goals.

As an Area Manager, you have the overall responsibility for coordination such as project production planning, logistics, and outdoor environments. You work with clear guidance for people's movements and behavior on the site so that employees, patients, and visitors can stay and pass through the area in a safe and secure manner. You coordinate and recommend internal logistics solutions within properties where projects are ongoing.

As an Area Manager, you ensure that projects, when preparing tender documents, have taken into account the operations and contractors that are ongoing and planned on the site. Everything needs to happen in close dialogue with the projects and healthcare operations. You ensure that information reaches the regular operations so that they can continue with as few disruptions as possible. In this way, you contribute to the progress of the projects and reduce disruptions for ongoing healthcare operations – a working method that contributes to people feeling safe and well-informed.

Since the role of Area Manager is a completely new position within Regionfastigheter, we are looking for you who want to be part of building and shaping the role. This means that one of your first tasks will be to, together with the unit manager, develop a plan and job description for your assignment.

Qualifications

We welcome you who have a university or college education with a focus on property, construction, or urban planning, or equivalent as we assess it, or have equivalent competence acquired through work experience. You have good knowledge of Swedish in both speech and writing and have good IT and computer skills.

To be successful in the role, we see that you have several years of experience working with complex projects and processes, either within the construction and property industry or healthcare, where you have had a leading role and are accustomed to coordinating many actors towards common goals. If you have also previously worked on driving challenging construction projects in hospital or care environments, it is an advantage.

Since you are ultimately responsible for overall planning and coordinating the different construction projects carried out on the hospital campus in accordance with the set schedule, it is required that you have knowledge in secure information management as well as economics.

To thrive and succeed in the role, you need to have strong communication skills. You move comfortably between different environments and contexts and have an easy time making connections whether you meet contractors, technical specialists, healthcare staff, or patients and visitors. You naturally take the initiative for dialogue and see conversations as a way to create both understanding and safety, and you feel comfortable acting as a representative of our operations in various contexts.

As a person, you are receptive, present, and clear. You involve and seek dialogue and create safety in change while showing decisiveness by making necessary decisions. You have an egalitarian approach, the ability to engage and inspire while supporting and challenging your surroundings and yourself. You are a skilled relationship builder and have the ability to get different stakeholders to work towards common goals. In this way, you create conditions for the hospital's operations to continue functioning while the construction projects on the site progress.
