Property Coordinator at Luleå Municipality

The Property Department is responsible for the municipality's housing and premises – a total of approximately 655,000 square meters, of which about 125,000 square meters are rented from external property owners.
In the Local Supply Section, we work with the leasing and rental of premises and housing, contract writing, space planning, and various development projects related to premises and housing.
We are now looking for a Property Coordinator who wants to contribute to sustainable and well-functioning local supply work.
RESPONSIBILITIES
As a Property Coordinator, you will play an important role in the municipality's local supply. You will be part of an engaged team that works to provide the best possible support to the municipal administrations and contribute to effective local supply.
You will be responsible for the leasing and rental of housing and premises used by the municipality's various operations. Your tasks will include establishing contracts and usage agreements, handling rental offers and invoicing. You will also be responsible for account entries and reconciliations in the financial and rental systems to ensure correct billing.
In addition, you will participate in space investigations and support the municipal administrations in their space planning work. An important part of your role is to contribute to the development of routines and processes and to ensure quality in information and communication. You will also have contact with customers via phone, email, and e-services.
The role demands high standards of accuracy, quality, and delivery capability.
QUALIFICATIONS
To thrive and succeed in the role of Property Coordinator, you are meticulous and structured with an eye for detail. You are responsible and driven to develop processes and find improvements.
You are service-oriented and communicative and find it easy to build good relationships, both internally and externally. You have the ability to handle large amounts of information and present it in a clear, pedagogical, and quality-assured manner.
Since the work is independent, you are expected to take responsibility for planning, executing, and following up on your tasks.
We prefer that you have a good understanding of rental legislation and contractual terms.
Requirements:
- At least a high school diploma, preferably with a focus on real estate, law, economics, or administration.
- Work experience in one or more of the following areas: contract writing, rental invoicing, billing, or administration.
- Good ability to express yourself verbally and in writing in both Swedish and English.
Meritorious:
- Driver's license (B).
- Experience working in the rental module in Pondus PRO.
