Rent Administrator for Property Management

The Property Management division is part of the Technical Administration and is responsible for the management, operation, maintenance, and development of the municipality's premises – such as schools, special accommodations, sports halls, and offices. The division comprises approximately 140 employees and manages a portfolio of about 220,000 m² of premises. As part of our operations, we handle and administer rents for our accommodations and premises. The workplace for this is Håstaäng in Hudiksvall, where you will be part of an administrative team and work together with other employees within Property Management.

Responsibilities

As a rent administrator within Property Management, you will handle all various aspects related to rents for our different accommodations and premises. This includes independently and systematically creating and sending invoices, as well as drafting contracts and managing move-ins and move-outs. Creating effective and quality-assured routines for different parts of the rental process is important. The position also involves administering annual rent changes. The work entails a lot of contact with tenants or their relatives who have questions regarding rents or other matters concerning the apartment. The Social and Care Administration operates in our accommodations, which means a lot of collaboration between our various administrations. During move-ins and move-outs, apartments need to be inspected, which should also be part of this role. This also involves many contacts with craftsmen and companies that we rely on to address issues, clean, or renovate.

Other tasks within property management may also be included as needed.

Your Profile

We are looking for someone with a 3-year high school education in administration or similar. Competence or experience in rental law is an advantage. It is also important to be accustomed to working digitally and to have the ability to learn our various systems for finance and rent administration. To succeed in this role, you need to be self-driven and methodically able to organize your work with the tasks included in an annual cycle. There is a team of colleagues to consult and collaborate with, but within the position, you have your own responsibility for your tasks.

As a person, you are service-oriented and good at communicating with people based on their needs. You can explain and guide people so they can understand our routines and align them with our tenants' needs in the best way possible. You are also a structured person who values order and cleanliness to perform your tasks with good quality.

A B driver's license is a requirement.

We manage properties such as nursing homes, schools, swimming pools, and sports halls – keeping them clean and tidy. We sweep streets, plow roads, and build new ones as Hudiksvall's urban areas grow. We ensure that the parks bloom and that the food waste you sort becomes biogas for cars and fertilizer for our fields. We prepare nutritious meals for our children, youth, and elderly – every day. We are responsible for maps and GIS so that society can develop. We ensure that there is clean water in your tap and in nature and that our students get to and from school safely with school transport. Together, we are the Technical Administration – part of Hudiksvall Municipality.
