About the Role

The Property Department at the Technical Office is a key player in creating physical prerequisites for the municipality's administrations to deliver their welfare assignments. The municipality's property portfolio, amounting to approximately 200,000 m², includes preschools, schools, special housing, cultural and leisure facilities, commercial premises, and residences. Danderyd Municipality is facing several major investment projects. The Property Department is simultaneously driving development work in long-term maintenance planning for our portfolio. Therefore, the Property Department is undergoing an important transition where we are strengthening our organization, and we are now looking for a Technical Property Manager for our property operations. The location will be our operations office next to Enebyberg Square.

Responsibilities

The role of Technical Property Manager includes overall planning and development of preventive maintenance, regulatory requirements, operational projects, and maintenance. You will be overall responsible for regulatory inspections and operational project administration within property operations. Emergency duty work may occur in the form of a back-shift on-call duty.

Tasks include, for example:

  • Responsible for and ensuring that regulatory requirements are handled, followed up on, and that remarks regarding the technical installations of the properties are rectified so that the property owner's responsibilities are met.
  • Plan and manage operations and ensure preventive maintenance of technical systems to guarantee performance and functionality.
  • Act as an expert in property technical matters, lead operational meetings, and provide training as needed.
  • In coordination with property managers and others within the operations unit, be responsible for compiling and reporting maintenance needs related to technical installations.
  • In collaboration within the unit, inventory, investigate, and assess the status/performance of the facilities and report current and future maintenance needs.
  • Prepare decision materials and profitability calculations regarding investments in property installations.
  • Initiate, lead, and follow up on investigations and smaller projects.
  • Responsible for regulatory requirements and reporting, as well as program management related to regulatory requirements.

Qualifications and Merits

We are looking for you who:

  • Have documented experience of several years of work in technical property management.
  • Have documented knowledge level within ventilation.
  • Have experience in preparing operational and maintenance budgets as well as forecasts.
  • Have experience coordinating smaller and medium-sized projects with our framework agreement contractors.
  • Are accustomed to working digitally with Office 365 as a work tool and find it easy to learn different types of systems.
  • Have experience working with case management.
  • Have good ability to communicate both orally and in writing in Swedish, given that the work involves many internal and external contacts.

It is an advantage if you have:

  • Work experience from public administration.
  • Experience with higher-level SCADA systems.
  • Experience with regulatory requirements within properties and follow-up.
