Regionfastigheter is a support function within Region Värmland responsible for the development, management, and operation of Region Värmland's properties in the county. The main task of Regionfastigheter is to provide functional premises and maintain the long-term value of the properties.

Regionfastigheter consists of property operations, property management, and property projects, with a total of just over 100 employees. At Regionfastigheter, we are constantly working on improvements and development of the business, and it is now time to strengthen our management unit with an additional property manager.

Region Värmland has a large property portfolio that needs to be managed in a way that builds trust and security for those who work at Region Värmland, as well as those who visit our premises. Your tasks

You manage, develop, and enhance the property portfolio, lead and coordinate work, you are customer-oriented, and have a good understanding of the relationship between costs and revenues. The role of property manager within the region is complex, and you will work in an exciting environment with a high pace and engaged colleagues. As a manager, you also have customer responsibility towards the operations, as well as very close cooperation with the operations organization within Regionfastigheter.

Your most important tasks and areas of responsibility will be:

• Lead the work in Regionfastigheter's processes: Plan, Evaluate, and Hire.
• Act as project owner for requirement setting, ordering, follow-up, and reception of property projects.
• Ensure that maintenance plans are developed for properties within the area of responsibility.
• Promote good dialogue with operations regarding space needs, planned measures, and other matters concerning the management object.
• Ensure that applicable authority requirements are considered for the properties.
• Responsible for ensuring that the internal and external environment around the property objects maintains good quality.
• Develop analyses, plans, and reports for the management objects.
• Be responsible for the allocated economic space.
• Negotiate and draw up new, and monitor and renegotiate existing lease agreements.

Your skills and competencies

You, the applicant, have documented good insight and knowledge within property management. You have a university or college education relevant to the assignment and experience from similar positions within the property industry. Knowledge in property economics, rental law, as well as basic knowledge in construction and installation technology, we see as very meritorious.

Furthermore, you need to have administrative ability, good knowledge of the Office package and basic economic knowledge, and see opportunities with digital solutions. You express yourself well in Swedish, both in writing and orally.

Travel is included in the position, and a B-driving license is therefore a requirement.

Since this assignment places high demands on your ability to build networks and operate in a public environment, you have a natural aptitude for communication and creating good relationships.

You are self-motivated, engaged, and flexible, and have a good ability to take responsibility for and drive your work forward in various types of tasks and assignments. With a structured work approach, you plan, prioritize, and organize your work effectively to achieve set goals and create good results. You have a very good ability to express yourself clearly in speech and writing.

Furthermore, you have good coordinating ability and ensure that work flows smoothly by coordinating activities and cooperating with different actors.

The position of property manager is located at the property office at the Central Hospital in Karlstad.
