Job Description

We are currently seeking an Area Manager for Property Management for our client in Gimo!

Working Hours: 07:00-16:00

Location: On-site work required; no remote work.

Responsibilities

You will have operational responsibility for the client's housing, property management, and developing customer satisfaction within your portfolio.

With high competence and business acumen, you will manage and develop the client's properties, playing a coordinating role in your management area.

You will lead a team consisting of caretakers, environmental wardens, and ventilation technicians.

Your goal is to develop the properties, ensure customer satisfaction, and deliver a net operating value in line with the client's objectives.

• Ensure that forecasts, budgets, and investment calculations are prepared and planned, and communicate and implement decisions clearly. This forms the foundation of the property manager's professional role.
• Based on the above financial data, prepare and update maintenance plans for the property portfolio.
• You act as the client for projects within your management area and are responsible for ensuring contractors have sufficient information and competence. Furthermore, you ensure continuous alignment of progress, evaluate the project's status, and adjust direction and/or focus as needed.
• Responsible for creating and maintaining a continuous dialogue between employees and customers. Examples include initiating and attending tenant meetings, communicating with the tenants' association, and answering questions regarding the portfolio.
• Personnel management for employees within your area. You are clear and inspiring in your leadership, continuously follow up on employees' work orders, and ensure that working methods are profitable and efficient.
• Occupational health and safety responsibility, with a focus on psychosocial aspects such as effective collaboration and working on cultural issues that promote a healthy workplace.
• Ensure that the client complies with relevant laws and regulations.
• Actively work to ensure progress and collaborate across work areas when necessary to achieve common goals.

Qualifications

Education Requirements:

• Post-secondary vocational education (KY) in property management
• Post-secondary education (University/College)

Specialization:

• Master of Science in Engineering, Energy Systems (University/College)
• Master of Science in Economics, Real Estate Economics (University/College)
• Other relevant post-secondary education in technology, economics, real estate, or similar.

Other Competence Requirements:

• Several years of experience in project management with a focus on real estate
• Good verbal and written communication skills
• High administrative ability and experience working with and monitoring property management systems
• Practical mindset and experience from construction/installation/property maintenance
• Expert in using the Office suite
• Personnel management experience
• Budget responsibility
• Property owner responsibility
• Occupational health and safety committee experience
• Authority to sign off on invoices (Attesträtt)

You should have an interest in economics and technology, as well as a professional approach to customer service. Goal-oriented, strong initiative, and the ability to see the big picture.
