The Department of Social Development, to which the Property Department belongs, is located in Mörby Centrum, 14 minutes from T-Centralen. Here we are about 70 employees who every day ensure that everyday life runs smoothly for everyone living, residing, and operating in Danderyd Municipality.

RESPONSIBILITIES
As a Property Manager within the Property Department, you will join the management unit, which currently consists of 6 employees. In this assignment, you have overall responsibility for your business area and its property objects, which include both commercial properties and strategic development properties.
The role of Property Manager involves maintaining long-term planning of the included property objects to ensure uninterrupted operation and achieve efficient investment planning. As a Property Manager, you will create long-term management plans and ensure that operational work aligns with the municipality's local supply and other strategic planning directions regarding premises. Management of strategic development properties largely involves implementing decisions that often entail the disposal or decommissioning of property objects.
The assignment implies that you have a central role in gathering information and knowledge from the operations and project units as well as employees from other departments to make decisions and place orders regarding maintenance and operational adaptation measures. The Property Manager is the tenant's contact person for discussing contract issues and potential changes in needs. You will convene tenant meetings and ensure that planned work is communicated and that measures are compatible with the tenant's operations. The role involves frequent and regular site visits to property objects as well as spontaneous tenant meetings.
As a Property Manager, you have financial responsibility for your business area, which means you strive for an economic holistic view for the municipality's best interest, both in the short and long term, within the approved budget. You are expected to have good economic awareness and always work to maintain the established budget. You contribute to developing operations and work processes with a focus on economic sustainability and high quality in the assignments the department has. You will work in close collaboration with other colleagues within the department, such as land managers, operations engineers, construction project managers, construction managers, and tenant managers.
QUALIFICATIONS
We are looking for someone who has:
- Relevant academic education in property management, law, or property economics
- Several years of experience as a Property Manager
- Experience in maintenance planning with budget responsibility and economic follow-up
- Class B driver's license
- Good knowledge of the Swedish language, both spoken and written
It is an advantage if you have:
- Good understanding of investment analysis and rental law
- Experience in rental negotiations and the Planning and Building Act (PBL)
- Experience participating in public procurement according to the Public Procurement Act (LOU)
- Good insight into property technology
- Experience working with property management systems
- Experience working with Property Development
As a Property Manager, you find it easy to collaborate and take your own initiatives to drive the work forward. You have a good ability to communicate in a pedagogical manner. You need to be service-oriented and accustomed to building contacts with tenants and other stakeholders. As a Property Manager, you also possess the ability to identify and proactively solve problems that may arise within property management. Furthermore, we expect you to work systematically and structuredly, taking responsibility for planning your tasks. It is important that you have a modest approach and are open to learning new things while sharing your experience with other colleagues. In this role, we place great importance on personal suitability.
