Property Manager for the Property Department
The Property Department at the Community Development Administration is an important player in creating physical conditions for the municipality's administrations to deliver their welfare assignments. The department is responsible for the municipality's premises supply, which includes both management and development of the municipality's buildings. We work both long-term and short-term with a holistic view for the municipality's best. Our tasks cover a wide range of issues and the workdays are varied, all with freedom under responsibility. The Community Development Administration, to which the Property Department belongs, is located in Mörby Center, 14 minutes from T-Centralen. Here we are about 70 employees who ensure that everyday life runs smoothly for everyone living, residing, and working in Danderyd Municipality.

RESPONSIBILITIES
As a property manager within the Property Department, you will be part of the management unit, which currently consists of 6 employees. In this role, you have overall responsibility for your business area and its properties, which consist of both commercial properties and strategic development properties.
In the role of property manager, you are responsible for maintaining long-term planning of the included properties to ensure uninterrupted operation and achieve effective investment planning. As a property manager, you establish long-term management plans and ensure that the operational work aligns with the municipality's premises supply and other strategic planning directions regarding premises. Managing strategic development properties largely involves implementing decisions that often entail divestment or decommissioning of the properties.
Your assignment involves having a central role in gathering information and knowledge from the operations and project unit as well as other departments' employees to make decisions and place orders regarding maintenance and operational adjustments. The property manager is the tenant's contact person for discussing contract issues and any changes in needs. You will convene tenant meetings and ensure that planned work is communicated and that measures are compatible with the tenant's operations. The role involves frequent site visits to the properties as well as spontaneous tenant meetings.
As a property manager, you have financial responsibility for your business area, which means striving for an economic holistic view for the municipality's best, both in the short and long term, within the approved budget. You are expected to have good financial awareness and always work to maintain the established budget. You contribute to developing the operations and work processes with a focus on economic sustainability and high quality in the assignments the department has. You will work closely with other colleagues within the department, such as the market manager, operations engineer, construction project manager, construction manager, and rental superintendent.
QUALIFICATIONS
We are looking for someone who has:
- Relevant university or college degree in property management, law, property economics, or another area deemed equivalent by the employer
- Many years of experience as a property manager in the private or public sector
- Good knowledge of property economics, property law, community building including PBL, maintenance and care of properties, and technical knowledge
- Experience working with commercial lease agreements, maintenance plans, and LOU
- Driver's license (B)
- Good knowledge of the Swedish language in speech and writing, as the work involves many internal and external contacts
It is an advantage if you have experience and are used to working with property systems.

It is very important that you have an unpretentious attitude and are open to learning new things while sharing your experience with other colleagues.
