Botkyrka Municipality is the sixth largest municipality in Stockholm County and consists of the districts of Alby, Fittja, Hallunda, Norsborg, Tullinge, Tumba, Vårsta, and Grödinge. Botkyrka Municipality has approximately 95,000 inhabitants and over 6,400 employees.

The Technology and Property Management Department is responsible for the municipality's premises and properties, from planning new construction projects to management and daily operations. We also manage the maintenance and expansion of water and sewage systems, as well as operational services such as cleaning, grounds maintenance, transport, and vehicle services. Our goal is to build and manage sustainably and climate-smart to ensure a safe and secure environment for the residents of Botkyrka. We deliver drinking water of good quality and focus on environmental issues. We are about 300 employees working in various functions with citizen-focused solutions.

The Position and Responsibilities

Your Mission

In your role as a property manager, you will play a central and proactive role in the development of our community properties, with a particular focus on maintenance and value development of the portfolio. You will have full accountability for your management area and work daily to ensure a high customer experience of our premises and deliveries.

Your overall responsibility includes building and maintaining relationships with tenants and stakeholders, managing lease agreements, and collaborating closely with customers to adapt the premises to their needs. You will also plan and carry out maintenance work in collaboration with the team, including technical managers and an energy engineer, and report to a unit manager for property management within your geographical area.

You will have a strong focus on achieving long-term goals and ensuring high customer satisfaction while contributing to sustainable and long-term management and development of the municipality's properties.

Your Management Area Includes Full Responsibility for:

  • Lease negotiations and management agreements, including renting external premises for our operations.
  • The contact between technology and property management, municipal operations, tenants, and external property owners.
  • The handling of systematic documentation, case management, and follow-up.
  • Proactively working with and contributing to the local supply plan.
  • Providing advisory knowledge and expertise in lease matters to various administrations.
  • Budget and result responsibility, including financial reporting and business plans.
  • Participation in planning maintenance work.
  • Participation in renovation and new construction projects within your geographical area of responsibility.
  • Driving energy efficiency measures that reduce energy costs and support our sustainability goals.

Who You Are

Formal Competence Requirements:

  • Post-secondary education in property management (university or vocational college) or other education/experience deemed equivalent and relevant by the employer for the task.
  • Several years of experience in property management and similar positions with experience of own responsibility for customer contacts, lease negotiations, contract management, and budgeting.
  • Good knowledge of LOU, property law, lease law, and good negotiation skills.
  • Experience in leasing work, including lease negotiations and new leases.
  • Negotiation experience and experience in drafting and establishing lease agreements.
  • Budget responsibility and experience in financial follow-up.
  • Competence in technical systems and IT skills, preferably experience with property systems.
  • Driver's license B is a requirement.
  • Good computer skills.
  • Very good Swedish language skills in both spoken and written form.

Meritorious:

  • Experience in the management and negotiation of commercial properties and associated agreements.
  • Previous work in municipal property management.
