Your Role
The Project Manager role plays a key part in the company's property management mission. The Project Manager is responsible for driving and coordinating insurance cases, damages, and smaller-scale maintenance projects for residential and commercial properties in a cost-effective manner. Monitoring the company's insurance cases and handling measures in the company's air raid shelters according to legislation and regulations are also part of the assignment.
As a Project Manager, you will have a central role in the management department. You will be part of the Property Support division, which consists of specialists within various competence areas. You report to the Head of Property Support.
Responsibilities and Tasks
- Project manage insurance cases and other major damages, such as water, moisture, and fire damage, "from A to Z," in dialogue with the area manager. Contact tenants and prepare documentation for payments of "loss of use" or claims for compensation from tenants.
- Drive, coordinate, and procure the entire process for smaller-scale maintenance projects for both residential and commercial premises.
- Handle estates of deceased tenants, abandoned apartments, and vacated apartments, in dialogue with the leasing manager and area manager.
- Handle air raid shelter remarks after conducted inspections in consultation with the Technical Property Manager.
- Economic responsibility: Contact with insurance companies, follow-up of maintenance projects, approve and account for invoices, and participate in budget and forecast work.
- Be responsible for assigned framework agreements, which means participating in procurements, following up on framework agreements, and acting as a contact person.
- Project-related tenant contact/tenant information and potential rent negotiations in own-driven maintenance projects.
- In consultation with the area manager, plan evacuations and other tenant-specific consequences.
- Participate in the company's annual and long-term maintenance plan.
About You
We are looking for you who have several years of experience in similar work. Fundamentally, you have a post-secondary education in property and/or equivalent work experience in the field.
You have a service-oriented and communicative approach, and you thrive on taking initiative and driving projects. You have project management experience. Furthermore, you are proactive and have a good ability to express yourself in speech and writing.
You also have good knowledge of authority requirements for properties as well as building technology.
A B-class driver's license is required. Good knowledge of LOU (Public Procurement Act) is meritorious.
