Technical Property Developer - Gothenburg

We are now looking for a technical property developer who, with their experience, will contribute to the continued development of Alecta's property holdings in Gothenburg. Alecta Fastigheter owns and manages several properties in central Gothenburg, including Våghuset and Brick Studios at Masthuggskajen, Kvarteret Regina in Rosenlund, and the historic Hasselbladshuset.

As a technical property developer, you are part of an engaged team of about 20 employees with varying areas of responsibility within projects, leasing, marketing, finance, urban development, management, and hospitality. You belong to the management team and are one of 3 technical property developers who, together with Customer and Property Managers, are responsible for Alecta's property holdings in Gothenburg. Together, you contribute to developing and future-proofing the portfolio through close collaboration and a shared focus on customer, quality, sustainability, technical innovation, and digitalization.

Responsibilities and Tasks

As a technical property developer, you are the technical expert within the property portfolio and report to the Business Area Manager in Gothenburg. The role is both strategic and operational and involves broad responsibility for the technical operation, development, and maintenance of the properties, with a strong focus on modern technology, digitalization, energy, and sustainability issues.

You collaborate closely with the Customer and Property Manager and are part of a forum with all property developers, technology, energy, and digitalization experts, led by the Head of Technical Development (Technical Manager).

In this role, you are responsible for the technology within your property area and the economy related to these issues, as well as leading external property technicians. The role also involves project management, maintenance budgets, operation budgets, and technical investigations.

You initiate, lead, and procure technology and digitalization investments and maintenance projects in the properties. It is a varied job where you handle both large and small issues, and where there is a requirement to be able to prioritize and delegate.

You understand that the industry is facing rapid changes related to digital tools, new technology, automation, and data-driven working methods, and you are motivated by turning these opportunities into concrete improvements in operation, management, and customer benefit. Tasks:

• Be responsible for technical issues in the properties, including operation, maintenance, security, and finance related to these areas.
• Plan and execute technology, digitalization, and maintenance projects, and actively drive energy and sustainability work in the properties.
• Work with BIM and digital models to develop and streamline property management, ensure technical documentation, and ensure data quality and monitoring in e.g., Power BI.
• Lead operation optimization and ensure optimal operation and comfort while minimizing energy consumption.
• Coordinate the connection and disconnection of property technology to the technical network in the properties.
• Direct external resources and contractors, and participate in tenant meetings, adaptations, and renovation projects to ensure that technical solutions meet the business's guidelines.
• Create and follow up on operation and maintenance budgets as well as long-term maintenance plans, and optimize net operation and property values through cost efficiency.

Experience and Knowledge

To succeed in the role, you have a post-secondary education in technology, construction, or real estate and at least eight to ten years of experience in technical management of commercial properties.

You are a modern technical manager with broad technical competence in several areas, especially regarding energy and sustainability issues. With a strong interest in new technology and data-driven working methods, including the use of digital twins and Power BI for monitoring and analysis, you are driven to develop property management and operation towards more efficient and sustainable solutions.
