Property Manager – with construction expertise and focus on culturally historic buildings

Do you want to work with buildings that are of great significance to Nyköping Municipality and its citizens? We are looking for a property manager with construction expertise who takes responsibility for our culturally historic buildings and contributes to sustainable and long-term management.

About the workplace

Kommunfastigheter is part of the Technical Division in Nyköping Municipality. We are responsible for local resource planning and management of the municipality's properties – from operation and maintenance to renovations and investments.

The organization consists of the units Management, Operations, Rent Administration, and Planning and Investigation. In total, we manage approximately 340,000 m² of own premises and 75,000 m² of rented premises.

We are a politically governed organization with significant social responsibility, working closely with the municipality's operations to create long-term value for the citizens.

Job Responsibilities

As a property manager, you are responsible for managing and developing culturally historic buildings in a long-term and sustainable manner.

You have overall responsibility as the property owner within your area, which means you work with both daily management and long-term planning. The role requires you to make trade-offs between cultural values, technical requirements, economy, and operational needs.

Your main tasks:

  • Manage and develop culturally historic buildings
  • Plan, prioritize, and follow up on maintenance and investment measures
  • Responsible for the economy within your management area, including budget, forecast, and follow-up
  • Ensure that the property owner's responsibilities are met, such as regarding accessibility, fire safety, working environment, and security
  • Handle ongoing management issues such as damages, measures, and contact with contractors
  • Act as the client towards archaeological and technical consultants as well as contractors
  • Participate in dialogue with tenants, operations, the County Administrative Board, and other external actors
  • Contribute to the development of working methods and strategies for the municipality's cultural properties

Qualifications

We are looking for you who have:

  • Education as a property engineer, building engineer, or equivalent
  • Several years of experience in property management, technical management, or construction operations
  • Documented experience working with older or culturally historic buildings
  • Good ability to express yourself in speech and writing in Swedish
  • Experience in making independent and well-founded assessments in your work
  • Ability to use modern property systems and digital tools
  • Basic computer skills, Windows, and the Office package
  • Category B driver's license

Meritorious

Experience with:

  • Maintenance planning and budget work
  • Contact with tenants in the role of property owner, as well as good communication skills that create clear, smooth, and trust-building dialogues
  • Collaboration with building archaeologists, the County Administrative Board, or similar
  • Tenders or knowledge of LOU (Public Procurement Act)
  • Tasks related to law within the property sector (e.g., contracting or rental issues)
  • Work in a politically governed organization
