About the role

As a technical manager, you ensure the functionality of the properties' technical structure. Together with property managers, you prepare budgets for ongoing and planned maintenance. Furthermore, you develop maintenance plans for your properties and order actions related to the planned maintenance, as well as conduct ongoing control of purchased services. As a technical manager, you assist property managers in the preparation of business plans. You are also involved in activities related to the annual NKI (customer satisfaction index).

In your role, you ensure that ordered services are carried out based on contracted agreements and ensure that regulatory requirements are followed within your portfolio. Furthermore, you support the specification of technical systems and material choices in construction projects/tenant adaptations. You also manage your properties' land, quays, piers, and approaches. In some cases, you may also handle minor tenant adaptations.

As a technical manager, you establish and conduct ongoing rounds. In consultation with property managers, you also ensure a functioning systematic fire protection work.

Main responsibilities

Reporting

You report continuously to property managers. You are part of a team.

The company's existing property portfolio

Responsible for maintaining the technical function of your properties. You participate in the development of maintenance plans. Your focus is on planned maintenance, ongoing maintenance, invoice management, and customer satisfaction. You may also perform minor tenant adaptations.

Economy/Budget responsibility

According to the applicable approval order, you approve invoices and orders. You prepare budgets together with property managers. You keep the budget and follow up.

Regulations and policies

You have knowledge of the company's and relevant policies and guidelines for the company.

Development of the business

Participation in the development of the department/team. You keep the unit updated on developments in relevant areas of expertise and drive the development of the properties.

Who are you?

We are looking for someone with a genuine interest in sustainable property management who thrives best close to the operations, where you can follow the work on-site and create a good understanding of the portfolio you are responsible for. Your technical knowledge of the properties' structure is central to succeeding in the role, as is your analytical ability to see connections, identify needs, and drive development.

As a person, you have a high social competence and are comfortable communicating in various contexts. You are attentive, listening, pedagogical, and service-oriented, and create trusting relationships with both colleagues, tenants, and external actors. You work goal- and results-oriented, see development opportunities, and have the ability to prioritize and structure your work in a logical and sustainable way.

Furthermore, you have a good understanding of property economics and insight into the conditions of the property and contracting industry, which helps you make well-considered decisions in your daily work.

Qualifications

  • Relevant education in: Property Management, YH Education in Technical Management. AFF, LOU, or equivalent.
  • 5 years of experience in the property industry with a focus on management and customer delivery.
  • Economic understanding.
  • Good IT skills.

It is an advantage if you have previous experience in construction and land contracting as well as knowledge of work in port and quay environments.
