Job Description

We are looking for someone who wants to help develop the rental apartments of the future in Sundsvall. KlaraBo is seeking an engaged and business-oriented Property Manager who wants to lead our local team and elevate our property portfolio to the next level.

As a Property Manager at KlaraBo, you will play a key role in Region Norr. You will have overall responsibility for our portfolio in Sundsvall, which includes approximately 580 rental apartments. Your daily work is varied and includes everything from strategic planning to operational management of operations and maintenance. 

You will lead and distribute the work for the on-site team, which consists of two property technicians and two seasonally hired property caretakers. In Sundsvall, there is also a rental agent with whom you will collaborate closely. You will report to our area manager in Gävle. 

Your main responsibilities include:

  • Personnel responsibility, employee conversations, regular 1-1 meetings, and daily management to ensure a good work environment and pleasant atmosphere.
  • Responsibility for the properties' results according to budget and actively working to improve the operating net through revenue increases and cost efficiencies.
  • Establish maintenance plans, optimize technical systems (heating/ventilation), and drive energy-saving measures.
  • Procure and implement renovation projects and manage contractor contacts and operating agreements.
  • Be responsible for self-control and ensure that the properties comply with applicable laws, regulations, and authority requirements in dialogue with relevant authorities.

We are looking for someone who has:

  • Post-secondary education in property management or equivalent.
  • At least 3 years of experience in property management or a similar role in the industry.
  • Experience in personnel management, as a team leader or manager.
  • Very good system knowledge and experience in administrative handling.
  • Experience in driving projects is considered an advantage.
