Property Manager Needed for Rikshem in Norrköping

Rikshem is now looking for an experienced property manager in residential properties for a consulting assignment in Norrköping. The assignment is based at Rikshem and involves overall responsibility for part of the property portfolio with a focus on economics, technology, and customer service.

Responsibilities

In the role of property manager, you will be responsible for managing and developing your assigned property portfolio. The assignment includes budget and financial responsibility, monitoring and developing net operating income, as well as working with leasing, vacancies, and lease agreements. You will ensure that the properties are managed according to Rikshem's management standards and that the property owner's responsibilities are fulfilled.

You will work closely with property management assistants, leasing agents, and property technicians and have a coordinating role in daily operations. The assignment also includes initiating and driving smaller maintenance projects, participating in larger projects together with project managers, and taking responsibility for the property after project completion, including operational instructions, documentation, and warranty management.

Furthermore, you will be responsible for regulatory compliance, fire safety, supplier follow-up, status inspections, and energy monitoring, as well as planning and implementing energy optimization where a technical manager is absent. The role also includes damage management, workplace inspections, and overall responsibility for customer satisfaction and safety work within the portfolio.

Your Profile

We are looking for someone with relevant education in property management, economics, or construction/engineering and who has good experience in property management within residential portfolios. You have a strong financial understanding, good knowledge of property technology, and basic knowledge of contract and rental law. A valid driver's license and good knowledge of Swedish and English are required.

As a consultant, you are self-driven, responsible, and business-minded. You thrive in a role with many points of contact, are communicative and relationship-building, and have a clear customer and results focus. You are confident in coordinating and leading work together with other functions.
