About the Role

We are looking for an on-site operational property manager for Waterfront Cabins. The role has a clear overall responsibility for daily operations, maintenance, and safety for our 892 studios, both internally and externally.

You will own the operations in the daily work and ensure that the properties maintain high quality, the right pace, and good planning. The role involves both operational presence and leadership, as well as ongoing follow-up in our systems.

Responsibilities

• Operational responsibility for daily operations and management of the properties
• Lead and plan work for 4–6 property caretakers, as well as seasonal staff
• Prioritize, distribute, and follow up on daily issues and plan for upcoming weeks
• Follow up, compile, and report issues in the property system
• Ensure effective staffing based on workload and tasks
• Be responsible for ongoing and planned maintenance, including planning for renovation needs
• Daily control and responsibility for systematic fire protection work (SBA)
• Control of fire panels and fire alarms
• Act as the first contact in case of fire or incidents with the rescue service
• Ensure the operation of technical systems such as elevators, door automation, electricity, HVAC, and other installations
• Identify and address external stresses and damages (facades, grounds, climate impact, etc.)
• Orderer and contact person for external contractors (electricity, HVAC, elevators, fire, etc.)
• Ensure feedback and follow-up of fault reports and guest issues
• Guest contact is a natural part of the role
• Personnel responsibility including daily follow-up and schedule planning
• Participate in the follow-up of operating costs and resource utilization

We are looking for someone who

• Has experience in operational property management
• Has a construction or property technical background
• Has experience in both internal and external maintenance
• Has facility management training in fire safety and good knowledge of fire protection (required)
• Is structured, solution-oriented, and confident in making decisions
• Thrives in a role with a high pace, responsibility, and many contact points
• Is used to leading and planning work effectively
• Communicates fluently in Swedish, both spoken and written
