About the Community Planning Department

The Community Planning Department works comprehensively for sustainable development in the city of Mölndal, urban areas, and rural areas. The department works purposefully to make Mölndal an attractive, sustainable, and successful city in the region. The Community Planning Department is responsible for the long-term physical planning of the city and builds the sustainable city based on a holistic view of urban development.

The assignment includes, among other things, strategic community planning, comprehensive and detailed planning, plan implementation, as well as management and development of Mölndal's own property portfolio, investment projects, land and exploitation, traffic development, and long-term planning of land and water use. The work takes place in a dynamic and development-oriented environment, where we together create the best conditions for the city's residents and businesses.

We are now looking for an engaged and driven manager for the Property Management Unit within the Community Planning Department.

JOB RESPONSIBILITIES

As the unit manager for property management in the city of Mölndal, you will have a central and significant role in leading, developing, and ensuring the quality of the city's work with both owned and rented properties. You have overall responsibility for personnel, budget, and operations, and work both operationally and strategically to create a long-term sustainable and efficient property management. In your role, you are also responsible for the unit's internal orders for operations and property services to the City Service Department, which handles the ongoing maintenance of the city's properties.

In the operational work, you lead the development of both employees and work methods. You ensure that the operation, maintenance, and management of the city's properties function in a safe and quality-assured manner. You drive procurements and negotiations with suppliers and contractors, manage lease agreements, and work closely with both internal and external tenants to create good and long-term relationships.

At the strategic level, you work on developing and implementing property strategies that support the city's overall goals. You are responsible for planning long-term local supply and analyzing capacity needs to create sustainable development of the city's premises. You also drive initiatives in sustainability and energy efficiency, thereby contributing to strengthening the city's work with the environment and climate.

The role also entails a clear financial responsibility, where you follow up on the operations budget, analyze key figures, and report the status to management. You continuously work to create good conditions for cost-effective management and long-term investments.

As a manager, you lead the unit with a trusting, coaching, and communicative leadership style. You work closely with your employees to create an engaging and development-oriented work environment and take active responsibility for developing roles, routines, and processes within the unit. You collaborate broadly within the municipality, with other departments and administrations, as well as with external actors. In this role, you will be part of the department's management team, where you contribute your expertise, engagement, and a holistic perspective.

QUALIFICATIONS

We are looking for someone with a university degree in community planning or equivalent competence that has been built through extensive experience and relevant education. You have several years of documented leadership experience and are used to leading through change. Experience from working in a politically governed organization is highly meritorious.

You express yourself well in both spoken and written Swedish and English and have good digital competence as well as experience with systems used in property management. It is an advantage if you have knowledge of internal rent and economic models related to the purchase and sale of services within municipal operations.

To thrive and succeed in this role, you need to have a good overall perspective and the ability to make decisions that benefit the city's common goals. You are responsible and driven by the desire to develop the operations together with your employees. An analytical and structured ability allows you to easily see connections, prioritize correctly, and make well-founded decisions even in complex situations.

You are communicative, collaborative, and skilled at building trusting relationships. Through your leadership style, you create participation and engagement.
