We at Vindex are currently looking for a Property Manager for our client in Norrköping. The client is a smaller, but rapidly growing property company that owns and manages rental apartments in Norrköping, Söderköping, and Linköping. The business is characterized by an entrepreneurial spirit, short decision-making paths, and a high growth rate.

About the role

As the Property Manager, you will have overall responsibility for the operational management of our residential portfolio and our commercial tenants. The role is both strategic and practical, where you develop routines and quality while being close to the business on a daily basis. As the organization grows, you will also take on personnel responsibility for operations technicians and any administrative roles.

Main responsibilities:

• Be responsible for the daily operational management of residential and commercial properties
• Lead and develop the work with internal routines during the establishment of management
• Be responsible for rental processes: advertising, viewings, selection, and contract writing
• Conduct move-ins and move-outs as well as final inspections
• Assess damages and ensure restoration before new rentals
• Be responsible for key management and locking systems
• Receive and distribute maintenance requests and follow up with contractors
• Be responsible for operations and maintenance planning
• Follow up on cleaning, outdoor environment, and contractor work
• Handle rent negotiations and annual rent adjustments
• Lead procurements and orders within operations and maintenance
• Budget monitoring and invoice management together with the finance manager
• Continuous contact with tenants and handling of comfort and disturbance issues
• Build and develop the management organization including future personnel responsibility

Your profile

We prefer that you have experience in property management, operations, rental administration, or similar areas, and you want to take or further develop a managerial role. You are confident in leading, coordinating, and creating order. You also find it easy to build relationships with both residential tenants, commercial clients, contractors, and colleagues.

To fit the role, you need to have:

• Experience in managing residential and/or commercial properties
• Understanding of rental law and rental processes
• Good administrative and communication skills
• Ability to take responsibility and make decisions
• Driver's license (B)

Preferred qualifications:

• Experience in rent negotiations
• Leadership experience
• Experience in inspections and technical understanding
• Knowledge of property management systems
