JOB RESPONSIBILITIES

Do you want to work in an exciting management area undergoing extensive renewal and transformation? Gärdsås in Bergsjön is a residential area in change, where renovations and upgrades create a safer and more pleasant environment for residents. The area is close to the city farm Galaxen, which is part of our property portfolio, as well as Gärdsås square property that offers education and local services.

We are now looking for two housing managers who want to be part of this exciting journey and contribute to a positive development in the area!

Your main task is to repair, troubleshoot, and resolve issues that arise in our tenants' homes or in the common areas of the properties. The role also includes conducting inspections and tasks related to the property owner's responsibilities, such as systematic fire protection work. In addition to being handy and able to independently carry out craft repairs, you will also handle warranty cases. You should also feel comfortable working in front of a computer as there are many administrative tasks involved. This may include managing all of the housing manager's assignments in our digital case management process, checking invoices, and following up on the finances for the properties you are responsible for. It may also involve occasionally ordering repairs, updating maintenance status, and managing/documenting tenant cases in our systems.

In your role as a housing manager, you will meet our tenants in their homes, but also maintain contact via phone and email. The job is largely relationship-building, and you need to be humble in the face of other people's different life situations. It is beneficial if you find innovative ways to communicate with our tenants in cases where you and the tenant do not speak the same verbal language.

The role also includes ordering services to some extent. We sometimes hire contractors for services such as electrical, plumbing, construction, cleaning, energy/heating, landscaping, and ventilation. It is your responsibility as a housing manager to maintain control over the entire chain from the placed order to quality control and inspection of completed work.

As you understand, your work area is broad as you are responsible for everything from the functionality of our houses to ensuring our tenants feel comfortable.

QUALIFICATIONS

You enjoy solving problems when our tenants encounter issues. You want to build trusting relationships with our tenants and be Familjebostäder's face to the public. It is important for us that you have a natural sense of service and enjoy being available and flexible in both your working methods and your interactions with others. The level of service is currently high, and we would like you to be part of further enhancing this.

The work is independent with a great deal of freedom under responsibility - which means you need to plan your time carefully. We need someone who enjoys working with their own responsibility and has a very good ability to plan and execute their daily tasks to ensure smooth operations.

Even though the job is independent, you also need to be a team player as you are part of a working group where collaboration is important for a successful outcome. Together with the area manager and technical manager, you will plan and carry out both maintenance and care for the residential area you will be responsible for.

We want to emphasize three important things. You need to have a driver's license, a property technical education, and a genuine interest and ability to help people with various questions, requests, or problems in their housing.

It is an extra plus if you are multilingual and have experience in similar jobs. Also, a craft education with professional skills in electrical, carpentry, or plumbing in addition to the property technical education is a plus.

OTHER

The Gärdsås management area comprises about 1,200 apartments and a workgroup of about 10 people. The area is undergoing transformation with extensive renovations and safety-enhancing measures. There are green areas, facilities for education and services, as well as active urban development to create a safe and sustainable neighborhood.
