About the role

As the Head of Property Development, you are responsible for the company's property development department and lead a team currently consisting of four employees. The role involves personnel responsibility, budget responsibility, and active participation in the management group. You have overall responsibility for the company's construction, investment, and development projects and ensure that projects are carried out with the right quality, economy, and timeframes. You lead a large volume of future projects carried out both through the own organization and through the steering and coordination of external consultants, project managers, and contractors.

The position is both strategic and operational. You function as a qualified support to the project organization and contribute with technical competence, structure, and guidance in the daily work, and you also drive your own projects. You are responsible for the implementation of projects from early needs analysis and feasibility studies to completion and handover to the property management department.

Your main responsibilities:

  • Personnel responsibility and leadership of the property development department
  • Responsible for the company's construction, investment, and development projects
  • Participate in the management group's work and contribute to the company's strategic development
  • Support and coach project managers and external consultants in technical, economic, and administrative matters
  • Lead and follow up on projects from feasibility study to handover
  • Responsible for budget, forecasts, and economic follow-up within the department's area of operation
  • Ensure that projects are carried out according to legal requirements, regulatory documents, and set goals
  • Drive and handle issues within contract law
  • Collaborate with the municipality's operations, politicians, contractors, consultants, and other external actors

We are looking for you who

Have many years of experience in property development, construction project management, or similar operations where you have been responsible for construction and development projects. You have good knowledge of project management, property economics, contract law, and procurement, as well as a building technical understanding that allows you to be a qualified support to the organization. We would like you to have experience from municipal operations, public utility, or other politically governed organizations. Experience in personnel responsibility is meritorious, but we place greater emphasis on your ability to create security, structure, and development in the team through a coaching and present leadership. You express yourself effortlessly in Swedish in speech and writing.

As a person, you are engaged, unpretentious, and responsible. You have a good ability to combine strategic thinking with operational drive and thrive in an operation where you get to switch between long-term development issues and concrete project challenges. You are communicative and relationship-building and have an easy time collaborating with different stakeholders. Furthermore, you are structured, flexible, solution-oriented, and confident in making decisions even when conditions change.
