Do you have experience in property maintenance or practical technical work? Do you want to work in a varied role where service, maintenance, and problem-solving are the focus? ESAB in Laxå is now looking for an engaged property caretaker for their property department.
About the role
As a property caretaker, you will become part of the property department where you work independently but in close collaboration with colleagues and tenants. The role offers a broad and varied daily routine where you are responsible for planning and executing your work.
Your responsibilities
In the role of property caretaker, you have a broad and varied daily routine where you work with both preventive maintenance and emergency measures in our properties. You are responsible for ensuring that operations, functionality, and environment maintain a high standard and that the business runs smoothly for both colleagues and tenants.
>The work includes ongoing repairs, troubleshooting, and improvement projects, where you often plan and prioritize your efforts yourself. You work with several different technical systems and actively contribute to creating a safe and well-functioning property environment. Part of the work is also done digitally, for example when handling fault reports and documentation.
Your responsibilities include among other things:
- Working with installations, operation, and maintenance related to heating, ventilation, water, and sewage
- Performing repairs, renovations, and simpler carpentry work
- Handling fault reports and following up on and resolving problems in the properties
- Participating in the operation and supervision of technical systems such as sprinkler and fire alarm systems as well as compressors
- Conducting rounds to ensure that facilities and premises function as they should
- Being responsible for waste management, including sorting and handling of hazardous waste
In addition to this, external property maintenance is included, such as snow removal, sanding, mowing, and brush clearing, as well as some administration related to fire safety and documentation.
Qualifications
We are looking for you who have a practical technical background and experience in property maintenance, maintenance, or similar areas. You are used to working with varied tasks and have a good understanding of how technical systems in properties work.
You need to have good knowledge of both Swedish and English, as the work involves some documentation and contact with different functions. The role also requires that you are comfortable with digital tools, as parts of the work are handled via systems and mobile phones. A B-class driver's license is a requirement, and since the work is physically demanding, you need to have good physical fitness.
To succeed in the role, we would like you to also have experience or knowledge in one or more of the following areas:
- Electrical installations or troubleshooting
- Plumbing and HVAC systems
- Control and regulation technology
- Reading drawings or CAD
It is an advantage if you have experience with forklift driving or other practical tasks within property management, but the greatest emphasis is placed on your willingness to learn, your technical understanding, and your ability to take responsibility in daily work.
