About the role

As a Residential Property Manager, you have overall responsibility for an assigned property portfolio focused on residences, but also including commercial premises. You are responsible for both economic and technical management and work to ensure long-term sustainable, high-quality, and profitable management.

The role involves many contact points where you work closely with tenants, contractors, suppliers, and internal functions. You also become an important part of the development of Klövern's residential segment and are involved early in projects to ensure the management perspective is considered in new production and development projects.

You are part of an engaged team together with five colleagues within management and leasing. The role involves close collaboration with both internal functions and external parties, and you report to the Head of Management.

Main responsibilities

• Overall responsibility for the assigned property portfolio regarding economy, operations, maintenance, and regulatory requirements.
• Responsible for budgeting, follow-up, and reporting on the economic results of the properties.
• Drive and follow up on maintenance projects, repairs, and local adaptations.
• Responsible for new leasing, viewings, and contract management.
• Procure and follow up on contractors, suppliers, and service agreements.
• Conduct regular rounds and inspections to ensure high quality and standards.
• Handle tenant cases, questions, and complaints in a professional and service-oriented manner.
• Work on process development and contribute to streamlining and quality-assuring working methods within management.
• Participate in strategic planning and be involved in the development of the property portfolio.
• Collaborate with the property development department and contribute in connection with projects and transactions.

Who you are

We are looking for you who have experience in property management and thrive in a role with both responsibility and variety. You have a business-minded approach, good structure, and the ability to create long-term relationships.

You have:

• A university degree in property management, economics, building technology, or equivalent experience.
• At least 5 years of experience in property management.
• Good knowledge of property economics, rental law, and property technology.
• Experience in procurement, negotiation, and contract management.
• Good system proficiency and experience with property systems.
• Good communication skills in speech and writing.

As a person, you are responsible, solution-oriented, and independent. You are good at prioritizing and handling multiple issues simultaneously while being unpretentious and contributing where needed. Furthermore, you are relationship-building and have a strong focus on service and customer satisfaction.
