The role of project manager belongs to the Property Development department and the Technical Support unit. The department is responsible for the maintenance of the company's property portfolio and ensuring compliance with technical legal requirements. The department is also responsible for the development of existing and new properties based on the company's overall goals and assignments. Job Responsibilities

As a project manager, you will be responsible for planning, budgeting, and executing maintenance projects within the existing property portfolio. You will drive projects in various construction technical areas such as roof replacements, window replacements, elevator replacements, renovations, extensions, landscaping projects, stormwater management, and solar panel installations. You will have experts in the various construction technical areas to assist you, but you will lead the projects with responsibility for planning, budgeting, and execution. An important part of the job is to ensure that the work performed meets industry standards and legal requirements. To manage projects with high quality, you will review and ensure documentation, materials, methods, and completed work according to the request for proposal. You will also follow up on project budgets according to orders, applicable agreements, and procurement forms. A very important aspect of the role is to ensure that the agreed timeline for each project is adhered to.

Additional examples of job responsibilities:

• Conduct simpler LCA and profitability calculations to prioritize the right measures.
• Create new and update existing written procedures, such as operational and maintenance routines (inspections) and construction guidelines.
• Develop framework documents together with consultants for requests for proposals and participate in procurements according to LOU when necessary.
• Participate in resident dialogues with tenants before planned maintenance measures.

Qualifications

We are looking for someone with experience in construction production tasks or tasks we consider equivalent. You have experience in leading and managing projects and being responsible for timelines and budgets. You have good knowledge and experience working with AMA HUS and AMA AF. You are well-versed in contract law, the Planning and Building Act (PBL), the National Board of Housing, Building and Planning's building regulations (BBR), and have a good understanding of construction work environment. We are looking for someone with an academic degree in construction technology or another background we consider equivalent. Education in contract law is advantageous, as is training in BAS P and BAS U. The job requires you to have an excellent ability to express yourself well in Swedish, both verbally and in writing, as well as very good IT skills and a strong familiarity with digital working methods.
