The infrastructure and service administration of Luleå Municipality, section property management, belongs to the Property Department. The property management consists of two units, local management and technical management. Technical management is a support function to local management and its mission is to support local management regarding property operations (technology, media supply, supervision, and maintenance) as well as corrective maintenance.

The total area of local and residential space that the entire department is responsible for is approximately 655,000 square meters, of which owned properties are approximately 530,000 square meters.

The foundation is a certification as a property technician, which is then supplemented with advanced training tailored to the requirements placed on municipal properties and the role you have as well as your own wishes. We are now looking for three new property technicians with a burning interest in the operation and maintenance of properties.

RESPONSIBILITIES

In your daily work, you will be responsible for supervision and maintenance as well as corrective maintenance within a predetermined and defined property area. You will work with operational and maintenance tasks as well as property management, but with a primary focus on technical installations in the properties.

You will also have daily contact with the municipality's residents - our tenants in schools, swimming pools, and group homes, for example. You will use the property system Pondus Pro and the overarching control system Ifix to plan your daily work.

Your tasks include, among others:

  • Performing urgent and preventive maintenance on the properties
  • Ongoing supervision and maintenance of the properties
  • Performing and documenting self-checks related to regulatory requirements
  • Ordering minor maintenance, service, and following up on ordered work
  • Purchasing spare parts and consumables
  • Facility manager for fire and sprinkler systems
  • Standby/swimming water control is included in the position
  • Administrative tasks such as handling invoices for ordered goods/services

QUALIFICATIONS

We are looking for someone who enjoys varied tasks and caring for both properties and customer relations. To thrive in the role, you are likely a driven, technical, and communicative problem solver who enjoys learning new things. Through collaboration and community, we create both well-being and good results in the work.

You need to have strong computer skills, deliver results, and complete and finish tasks. As a person, you need to be flexible, take initiative, and drive your work independently forward with your own responsibility, structure, and accuracy. You represent the municipality in many situations, and to succeed well in the work, you need to have a professional and service-oriented attitude.

Qualifications

Requirements:

  • At least a high school education with a focus on properties or work experience that we assess as equivalent.
  • Good computer skills.
  • Driver's license B

Meritorious:

  • Post-secondary education in property management.
  • Previous work experience in property operations with modern installation systems
  • Trained property technician or have equivalent skills and experience that the employer assesses as equivalent.
  • Experience with heating, ventilation, and cooling systems
  • Computer skills with experience in property systems
  • Experience with property control programs
  • Good knowledge of energy efficiency and control technology
