Property Manager at Willhem in Malmö

In Malmö, Willhem manages just over 1,500 apartments with plans to grow in the coming years. You will be welcomed by a great team of 9 people. As a property manager with us, you will play a key role in ensuring efficient and profitable operations of our properties. On a daily basis, you will be responsible for your portfolio's results, customer relations, regulatory requirements, maintenance planning, and contractual matters.
You will lead and plan the work towards set goals and actively work to develop the management organization together with colleagues and your manager. You will have result and personnel responsibility for caretakers and assistant property managers in one of our two management areas, and your work will include both technical and financial responsibility for the properties. As a manager at Willhem Malmö, you will also take an active role in BID Malmö, a network among property owners aimed at increasing well-being and promoting social sustainability in our residential areas.
You will report to the property manager and be part of Malmö's internal management team.
Your main responsibilities
- Responsible for ensuring that property operations and maintenance of your property portfolio are handled in a businesslike manner and with good results
- Leading caretakers and assistant property managers and being responsible for the work environment
- Actively working on strategically planning the property portfolio
- Developing and maintaining a high level of collaboration, joy, and service feeling in management together with other leaders in Malmö
- Planning and following up on NKI measures
- Following up on cases
- Streamlining and optimizing regarding heating, water, electricity, and waste
- Responsible for regulatory inspections and ensuring that measures are taken to meet regulatory requirements
- Creating, maintaining, and developing relationships with our tenants, employees, contractors, and authorities
- Clear ordering of projects to our project department
- Managing and being responsible for smaller projects and damages in your management area
Your profile
We are primarily looking for someone with several years of experience in leadership and property management who is good at building engaged and positive teams that drive towards common goals. You have relevant education in property management or equivalent competence acquired through several years of experience in property management. You have the ability to build and maintain strong relationships and an interest in social sustainability and collaborating with various stakeholders on these issues. Your ability to build and maintain strong relationships, combined with your technical and administrative skills, will be crucial for success in this role. To thrive in the role, you should also have good knowledge of property economics, project and damage management, as well as regulatory requirements. You are computer literate and have a B driver's license and access to your own car.
As a person, you are a pronounced team player who is communicative, trustworthy, and action-oriented. You are attracted to a development-oriented environment where you are given a lot of personal responsibility, and you are strongly business-oriented, solution-oriented, and goal-oriented. Furthermore, you are both structured and customer-oriented in your work approach.
