Tyresö Bostäder is an active and tenant-oriented service company that manages and mediates rental apartments to anyone who wants to live and reside in Tyresö. The position is a permanent full-time employment with a start date according to agreement.

As a new technician in our management department, you should have equal skill with people as with properties.

The most important part of the role is to always strive to build long-term and trusting relationships with our tenants. The position is operational with some administration.

As a technician, you are the link between the tenant and Tyresö Bostäder. You will work both independently and together with colleagues. You will take on challenges that arise both independently and with your colleagues, and you are expected to solve the challenges you face in your work on your own. You can and are willing to adapt to new working methods. You plan your workday together with your colleagues and your supervisor. The handling of purchases of consumables and care of your own work equipment and vehicle is also included in the role.

Job Responsibilities

  • The tasks vary and include minor and medium-sized repairs, painting, carpentry, and technical maintenance.
  • Handle/perform and report fault reports/work orders from our tenants and in common areas.
  • Supervision of technical systems such as heating and ventilation.
  • Filter changes in ventilation units and other types of fans may occur.
  • Also, simpler electrical and plumbing work.
  • Moving and assembling furniture and fixtures may occur, among other things.
  • The work may involve unforeseen urgent matters requiring quick interventions.
  • Ability to troubleshoot and find solutions to various problems that arise in the property.
  • Other tasks within the management department.
  • Administrative tasks such as reporting, ordering from contractors, and following up on ordered work.

Customer Communication

Responsible for the dialogue with our tenants. Your responsibility is to seek answers to the tenant's questions and provide feedback. The goal is for the tenant to receive answers during the first call/meeting with us. If we cannot provide an answer during the meeting, you own the question and should seek answers and relay the response to the tenant.

Contact Areas

This is a social role where you work closely with operations and in a business-like manner. The contact with our tenants is the largest contact area regarding issues such as fault reports, move-ins and move-outs, damage management, projects, and tenant meetings. You will also have contacts with the tenant association, prospective customers, the municipality, authorities, and contractors. Internally, you will primarily have many contacts within the management department, reception, and communication.

As a technician, you work in several systems, but mainly in:

  • Property management system/Case management system Vitec
  • Origo Lifesteps
  • Infometric & Curves
  • Winningtemp
  • E-procurement. Ordering materials from contracted suppliers
  • Access systems, Aptus, Assa Arx, and RCO
  • Office 365
  • Akribi
  • Agda

Competence Requirements

  • High school education or equivalent.
  • Preferably further education, KY education, or similar with a focus on real estate.
  • A couple of years of experience as a property caretaker, property technician, repairman, or similar.
  • In-depth knowledge of electrical, ventilation, plumbing, and construction/carpentry is an advantage.
  • Experience with data systems and good knowledge of Office programs.
  • Driver's license B.

Good ability to express yourself in Swedish in both speech and writing, additional language skills are an advantage. To succeed in this role, you need to have the ability to create good relationships and be skilled at communicating and collaborating, as the contact areas are many both within the organization and outside.
