As a property manager at Stadsbostäder, you will have overall responsibility for a number of properties that we manage in the Malmö region – primarily residential but also commercial premises.

The work takes place both in the office and out in the properties. You will have close contact with property owners and tenants and follow up on operational issues, inspections, and ongoing maintenance. The role involves making assessments and orders for actions, coordinating internal and external resources, and handling issues related to ventilation, heating, plumbing, construction, and energy optimization.

In the financial part of the role, you will collaborate closely with the financial management on issues such as budgeting, follow-up, and maintenance planning, contributing to actions that create long-term value in the properties.

Collaboration with other parts of the organization and our partners is central. You will have a natural connection to colleagues in finance, customer service, leasing, and building/property services and maintain a continuous dialogue with contractors, suppliers, and authorities.

This is an outward-facing role with great scope to influence, drive issues, and develop collaboration with our customers and tenants.

• Be responsible for ongoing management, being close to the property, property owners, and tenants, and conducting inspections and following up on operational and maintenance issues.
• Manage and assess operational needs related to ventilation, heating, plumbing, and energy, as well as order ongoing maintenance actions.
• Coordinate and project manage internal and external resources within building services, repairs, and property maintenance.
• Procure contracts and service agreements and drive simpler projects and standard-enhancing measures.
• Participate in budgeting, financial follow-up, and maintenance planning.
• Ensure compliance with regulatory requirements.
• Participate in local rental negotiations and contribute to leasing processes.
• Contribute to knowledge exchange and development of management and Stadsbostäder's service offerings.

• Relevant education in property or construction, or equivalent experience.
• Several years of experience in property management.
• Good technical understanding of operations, ventilation, heating, plumbing, and energy optimization.
• Experience in coordinating and project managing internal and external resources.
• Experience in assessing, ordering, and following up on ongoing maintenance actions.
• Good knowledge of rental law, contracts, and construction law.
• The ability to see the big picture – technically, economically, and long-term.
• Negotiation skills and business acumen.
