Operations and Management Unit
The Operations and Management Unit is part of the Property and Investment business area. The unit consists of a unit manager and about 20 employees.
JOB RESPONSIBILITIES
As a property manager, you will be responsible for a defined property portfolio regarding planning, operation, maintenance, and actions with a service-oriented and long-term perspective.
A central part of the role is to maintain good tenant contacts and ensure effective, sustainable, and customer-adapted management.
You will work closely with colleagues in operations, projects, and finance and be a key person in developing the municipality's properties.
Your main tasks include:
- Responsible for financial monitoring and analysis of operating net.
- Maintain continuous dialogue with tenants to identify needs and wishes.
- Establish, revise, and follow up maintenance plans for buildings and outdoor environments.
- Prioritize, order, and follow up on maintenance and repair actions.
- Coordinate and manage inspection remarks and ensure compliance with regulatory requirements.
- Actively work in the property system and ensure that information about properties and objects is accurate.
- Conduct purchases and orders according to management policy; follow up and quality assure delivered materials and services.
- Responsible for damage management and contact with insurance companies.
- Contribute to the development and follow-up of framework agreements.
- Collaborate with internal functions and external partners for increased customer benefit.
QUALIFICATIONS
- Post-secondary education in property management or equivalent.
- Experience in working with property-related issues in a similar role.
- Driver's license B
Meritorious
- Good IT skills and experience with property systems, financial systems (such as Proceedo and Hypergene)
- Good technical understanding of the construction and function of properties.
The position requires you to be structured, meticulous, and have a good ability to prioritize. You should be able to work independently as well as in a team. We value service-oriented skills with strong relational competence as the role involves a lot of contact with tenants and other stakeholders.
